Comp Walks and Property Assessments in San Diego
A multi family comp walk in San Diego is a guided tour of the competing communities around your property, paired with a room-by-room assessment of your own building. We walk the leasing offices, amenity spaces and model units that renters compare you against, then record where your property stands. Owners and builders use the result to decide what to build, renovate or leave alone before design money is spent.
San Diego County private education and health services added 15,100 jobs in 2025, according to the California Employment Development Department. Households following that kind of hiring shop several buildings before they sign, and the walk captures that comparison from the renter's side of the leasing desk.
What a Multi Family comp walk in San Diego records

We tour each comparable property the way a prospect would: arrival, leasing office, tour route, amenity spaces, a model or representative unit, and the corridors and outdoor areas in between. At each stop we look at what was specified, how it has held up, and how the space is actually furnished and used.
San Diego adds its own variables. Along the shore the marine layer and salt air are hard on exposed metal and outdoor upholstery, while inland communities deal with dry heat and strong sun that fade fabrics and finishes. We note which properties have adapted and which are showing wear. Novartis has announced a planned $1.1 billion research hub in San Diego, and nearby owners can expect renters to compare their lobbies against newer product.
- Arrival, lobby and leasing office first impressions
- Amenity rooms, courtyards and pool areas: layout, furniture and condition
- Model or sample unit finishes, lighting and furniture scale
- Signage, wayfinding and the feel of corridors and elevators
- Finishes that are aging well or poorly in coastal or inland conditions
Assessing your own San Diego property against the comps

After the comp tours we walk your building with the same eye. The assessment compares your lobby, amenity spaces, units and exteriors to what we just saw, and separates what is dated from what is simply worn, and what is fine and should be left alone.
That last category matters in a market with a strong regional look. Stucco, tile and the Spanish colonial and Mission influences that run through the area are not a problem to be fixed, and often the right move is to build on them rather than paint over them. The assessment says which existing materials earn their place.
Reading the San Diego competitive set by building type

San Diego housing is a mix: infill mid-rise and podium apartments near transit and job centers, garden-style communities in the inland valleys, senior living, and renters tied to the military and to workforce employers. Demand tracks health care, biotech and defense employment, so the people touring your building may be weighing it against a very different product than the one next door.
A podium building competes on lobby, rooftop and co-working space. A garden-style community competes on pool, clubhouse and outdoor living. A comp walk keeps those comparisons honest by choosing comps that match your actual renter rather than the nearest address.
When San Diego owners and builders order the walk

The walk is most useful before money is committed: ahead of a renovation, before a design brief is written for a new community, or when a repositioning is being weighed against leaving the building as is. It can also stand alone as a small scope, with no larger design engagement attached.
You receive a written set of findings with photographs from each stop, a ranked list of gaps and strengths, and recommendations for the design brief. If you go on to renovate or build, those findings become the starting point for the design work. Our Irvine office is in Orange County, and we have completed work in California.
Questions
What is the difference between a multi family comp walk in San Diego and a market survey?
A market survey reports rents and concessions. A comp walk reports what the spaces look and feel like: finishes, furniture, condition and layout. The two answer different questions, and owners often use both together.
Do I need to have a design project in mind to order one?
No. Small scopes are welcome, and an assessment on its own is a common way to decide whether a renovation is worth doing at all. If a project follows, the findings carry straight into the brief.
Who chooses the comparable properties?
We propose a set based on your renter profile and building type, and you edit it. If you already know the competitors that matter, give us the list and we will add any we think are missing.
What do I need to provide?
Access to your property, any floor plans or amenity layouts you have, and a short description of who you are trying to lease to. We arrange the tours of the comps.
