FF&E
FF&E Installation and Procurement
Level Up Interiors runs FF&E in house. Expediting, purchasing and procurement stay with one team, with no handoff to an outside buyer, and custom pieces are made with local workrooms. We receive and install from our Southern California warehouse, and national partners let us deliver and install for a property anywhere in the country.
We connect FF&E selection, procurement, logistics and on-site installation with the design intent. That means the furniture, art, wall decor and accessories are not treated as loose final touches, they are planned, purchased, tracked and installed as part of the full interior package.

FF&E installation that starts before delivery day
Read more
FF&E installation is the delivery, assembly and placement of furniture, fixtures and equipment so a commercial interior is ready for use.
A clean install depends on decisions made much earlier than the truck schedule. We begin by selecting FF&E that fits the design direction, function criteria, property type and intended user. Then we coordinate procurement details so the specified pieces can move through purchasing, expediting, shipping, storage and inspection.
That early coordination helps the project team understand what is being purchased, where it belongs and how it supports the finished space. In a leasing office, that can mean the difference between a seating group that supports tours and one that simply fills an empty corner. In a student housing lounge, it can mean balancing social use, study needs and durability. For a model home, every item should support the buyer story.
What our procurement scope covers

Procurement starts once selections are approved and turns them into purchase orders with confirmed finishes, quantities and ship dates. From there we follow each order with the vendor, route freight to a receiving point, hold pieces until the building can take them, and inspect for damage or the wrong finish while there is still time to reorder. The design team can see what is coming and when, so a late sofa is a known problem well ahead of install day rather than a surprise on it.
Procurement is both creative and operational. The creative side is about scale, finish, color, material, comfort and the overall feel of the space. The operational side is about quantities, alternates, placement, receiving conditions and sequencing. We keep those tracks connected because a beautiful selection still has to arrive, fit, assemble and perform in the room.
Coordination with construction schedules

FF&E touches construction even when it is not part of the hard build. Wall finishes, electrical locations, ceiling and lighting layouts, millwork, floor transitions and circulation all affect furniture placement. When FF&E is considered late, the team can lose chances to align power, lighting, clearances and focal points.
While the building goes up, we answer contractor questions that touch the furniture plan, walk the site when blocking, outlets or clearances need a second look, and review submittals for anything that would change where a piece sits. The goal is a practical handoff from documented design to delivered interior, with fewer surprises for the people managing the property.
We also look at the install sequence itself. A property may need certain rooms placed first for tours, turnover or operational access. By discussing those priorities before delivery, we can help the team plan the order of receiving, assembly, placement and final styling.
One team from specification to placement

When the same design team carries the FF&E from selection into installation, the finished space has a clearer line back to the original concept. We know why an item was selected, where it belongs, what it needs to relate to and what can be adjusted in the field without weakening the design.
On install days our designers are in the building alongside the crew. Pieces come off the truck, get assembled and go to their marked locations, and the designer settles the questions a floor plan cannot: which way a chair faces the window, how high art hangs over a console, where a lamp cord runs. Before we leave, the cartons, wrap and debris leave with us, because a finished commercial interior should be ready for photography, tours or operations, not left as a staging area.
Project types that rely on FF&E

FF&E is central to the way many property types are experienced. In multi family projects such as Lumia in Azusa, Kara in Los Angeles and Calypso in Irvine, furniture and accessories help amenity and leasing spaces feel complete. In student living at Urbane in Tucson, FF&E supports shared spaces that may need to serve study, social and daily use.
Hospitality work such as Sessions at South Coast Plaza in Costa Mesa depends on FF&E that supports the guest environment and the operational pace of the space. Model home merchandising at Elate in Rancho Cucamonga, a 55+ active adult community model home program, uses FF&E to help the visitor read scale, lifestyle and room purpose.
How we make the install more workable
Read more
The most workable installations are built around clarity. The team needs to know what has been selected, what has been ordered, what has arrived, what needs inspection and how the space should be placed. We keep design, procurement and install connected, so decisions made on site still trace back to the plan.
Real projects call for judgment. A substitution, field condition or schedule change can affect the plan. Because we know the design intent, we can help evaluate choices based on function, visual impact and fit within the overall interior.
Questions
What is included in FF&E installation?
It covers getting each piece into the building, assembling it and setting it where the plan shows it: furniture, art, wall decor and accessories. Our designers stay on site through the install, and we haul away the cartons and wrap before handing the space back.
Does Level Up Interiors handle FF&E procurement?
Yes. We select and buy the furniture, art, wall decor and accessories, then track each order through expediting, shipping, storage and inspection. Because the same team specified the pieces, questions about finishes, quantities and placement come back to the people who made the selections.
Why should FF&E be coordinated with construction documents?
Furniture and accessory plans often relate to electrical layouts, reflected ceiling plans, wall finishes, circulation and room function. Coordinating early helps the design direction and construction documents support the way the finished space will actually be used.
Can you provide FF&E services without a full interior design scope?
A focused FF&E scope can make sense when the design direction and construction parameters are already defined. We still need enough context to understand the property type, target user, spaces involved, finish direction and installation expectations.
What property types need FF&E procurement and installation?
Multi Family amenity spaces, student housing lounges, hospitality interiors, senior living spaces, active adult communities and model homes all rely on FF&E. The mix changes by property type, but the need for coordinated selection, purchasing and placement remains.
Who should be involved in FF&E planning?
The interior design team, ownership team, builder, property management group and facilities or operations stakeholders may all have useful input. We help translate those needs into selections and placement decisions that support the design and the way the property will be used.
