Commercial Interior Design in Orange County

Commercial interior design in Orange County is the planning, furnishing and installation of interiors for apartment communities, dining venues and other properties people use every day.

Orange County is our home market. Level Up Interiors LLC is based in Irvine, California, and our completed work here includes Calypso, a multi family community in Irvine, and two Sessions locations, retail-center dining venues at South Coast Plaza in Costa Mesa and the Shops at Mission Viejo.

A Home Market With Two Kinds of Work

Our Orange County portfolio splits between resident spaces and guest spaces, and the two ask different questions. An apartment amenity is judged over years by the same residents. A dining venue in a shopping center is judged in a single visit by people who chose it over the restaurant next door. We start each project by studying what the property competes with, nearby communities for an apartment building and neighboring venues for a restaurant, and we present a direction ownership can react to before money is spent.

Much of the county is built around master-planned communities and established retail centers, so a new interior usually enters a setting with a strong existing character. The design has to feel current next to it without fighting it.

What Is Driving Orange County Demand

Growth here comes from reinvestment in a county with little open land left. The Anaheim City Council voted 7-0 in April 2024 to approve Disney's proposed $1.9 billion DisneylandForward plan, a multi-year program for the resort district. Apartment supply stays tight: Matthews reported approximately 5,000 apartment units under construction in Orange County, with 876 units delivered in Q1 2026, and described the pipeline as relatively modest because of land scarcity and regulatory barriers. Travel volume holds up as well, with John Wayne Airport reporting 11,369,865 total passengers for 2025.

A modest pipeline means a property's competition is often an older community down the street rather than a new tower, so renovation and repositioning carry a large share of the work. An amenity refresh, a clearer leasing path or updated model units can move a property ahead of buildings that have gone untouched for years.

Calypso and Multi Family Work in Irvine

Calypso sits in Irvine, the same city as our office. For a multi family property, the shared interiors carry the leasing story: the path from arrival through the leasing area to the amenities has to look composed on a tour and still make sense to a resident who walks it twice a day.

The trade-offs will be familiar to any apartment owner: soft seating or work tables in the clubroom, a statement finish or a surface that cleans easily, a hotel feel or the realities of shared residential use. We weigh those against how the property will be staffed and maintained, because the operator lives with the result long after opening day.

Dining Inside a Shopping Center

Sessions at South Coast Plaza and Sessions at the Shops at Mission Viejo are dining venues inside retail centers, and that setting shapes the brief. A storefront in a center competes with every other tenant for the attention of shoppers walking past. The dining room sees uneven crowds through the day, and its tables, chairs and counters take constant cleaning and contact.

For venues like these, we plan the seating mix so the room feels lively when it is half full without crowding service paths when it is busy, and we choose finishes and lighting that keep their look under heavy use. Flow from the door to ordering or the host stand, and from the kitchen to the tables, gets as much attention as the materials.

Coordinating the Build-Out

A venue inside an operating shopping center is built while the center stays open around it. Centers typically set their own rules for delivery hours, loading and contractor access, and the furniture plan has to fit inside them. For an apartment community the constraint is usually the construction schedule itself, since amenity rooms are often among the last spaces finished before leasing opens.

In both cases we stay involved through construction, answering contractor questions and reviewing submittals so the space that opens matches the one ownership approved. Our designers are on site for installation, and we clear out the cartons before the doors open.

  • Benchmarks drawn from nearby communities or neighboring venues, depending on the property
  • Finishes chosen for resident wear or restaurant cleaning cycles
  • Installation planned around a center's delivery rules or a leasing date

Questions

What does commercial interior design for an Orange County property involve?

For an apartment community it usually centers on the leasing area, amenity rooms and corridors. For a restaurant or retail-center venue, it centers on the dining room, bar and storefront. Either kind of project can engage us for the whole arc, from comp research to the last chair placed, or for a defined piece such as furniture and installation.

Is Level Up Interiors based in Orange County?

Yes. Level Up Interiors LLC is based in Irvine, California. Founder Laura Velasco is the Owner and Principal Designer, and the team brings over 15 years of industry experience.

Do you design Orange County multi family properties?

Do you work on hospitality interiors in Orange County?

Yes. Completed Orange County hospitality projects include Sessions at South Coast Plaza in Costa Mesa and Sessions at the Shops at Mission Viejo, both dining venues inside retail centers.

Can you coordinate with builders and property managers?

Yes. We work as an extension of the developer, builder or property management team. During construction that means answering contractor questions, reviewing submittals and walking the site when a condition needs a designer's eye.
