Build-to-Rent Community Interior Design in Charlotte
Build-to-rent interior design in Charlotte is the design and furnishing of single-family rental neighborhoods: the amenity center, the leasing space, the model homes and a finish package that lets each house turn quickly between residents. In November 2025, Maersk announced Charlotte as its North American headquarters, bringing 520 jobs. Households arriving for work like that often want a yard and a garage without a purchase, and the communities around Mecklenburg and the neighboring counties are where horizontal rentals are being built for them. Scout Motors said its Charlotte corporate headquarters will create 1,200 jobs, and households relocating for headquarters roles are the ones weighing a rental house against an apartment.
We work on these communities from our Irvine office, and North Carolina is one of the states where we have completed work.
Why a Charlotte renter chooses a house over an apartment

Many arrivals in Charlotte are relocating professionals who start in furnished or extended-stay units before they buy. A rental house is the next step for a household that wants room without committing to a mortgage in a new city: a family with a dog, a couple with a home office, a transferred employee who does not yet know which side of town suits them.
That renter compares the house to a purchase, not to an apartment. Kitchens, storage, a garage, a porch and a yard carry weight, and so does the sense that someone looked after the details. The interior package has to deliver that impression across every home in the neighborhood without costing a fortune to maintain.

A horizontal community has no lobby, so the amenity center is the only shared roof. It usually has to handle leasing, package and mail pickup, a small fitness room and a gathering room, and in Charlotte it also has to open onto outdoor space, because residents are choosing the tree canopy and the yard.
We plan the center in layers. The tour path comes first, from the entry to the model homes. Then comes the daily use: a quiet corner for someone working remotely, a table for a school-night homework session, seating that suits a weekend event on the lawn. Furniture is selected to move, since the same room often serves a leasing event on Saturday and a resident meeting on Tuesday.
Finish packages for Charlotte rental houses that turn

A single-family rental lives or dies on how fast it can be reset between residents. Charlotte adds two stressors: humid summers that punish soft materials, and red clay soil that gets tracked in from every yard. The package we specify for build-to-rent leans on materials that clean in one pass and replace without a search.
- Entry and mudroom flooring that shrugs off clay and wet shoes.
- Durable, scrubbable paint finishes in kitchens, baths and halls.
- Hardware, lighting and fixtures drawn from a short list so replacements are easy to reorder.
- Window coverings chosen for sun and humidity rather than for show.
Models and leasing for Charlotte build-to-rent neighborhoods

The model home carries the pitch. It should show a household living in the house, with a dining table sized for guests, a place to work and a bedroom that proves the square footage is usable. Furnishing and styling the model also gives the leasing team something concrete to point to, so the tour is about rooms rather than brochures.
If the neighborhood opens in phases, the first model and the leasing space can be installed ahead of the later sections and reused as a reference as more homes are delivered. We coordinate procurement through our receiving warehouse in Southern California and install with designers on site, so the model reads as finished on the day it opens.
Questions
What is build-to-rent interior design?
It is the design of the amenity center, leasing space, model homes and standard finish package for a community of rental houses. The aim is a welcoming first impression and homes that turn quickly between residents.
How is a build-to-rent amenity center different from an apartment clubhouse?
It is smaller and often the only shared building in the neighborhood, so it carries leasing, mail, fitness and gathering functions together. It also opens onto outdoor space, which matters more here than a lobby does.
Can you design a finish package that works across every home in a Charlotte community?
Yes. We set one durable package for flooring, paint, hardware and lighting so the homes feel consistent and replacements can be reordered by property managers without a new search.
Do you work on build-to-rent projects outside California?
Yes. We have completed work in North Carolina, and a Charlotte rental neighborhood would be managed from our Irvine office, as most of our projects outside Southern California are. Model furniture and finish samples come through our own warehouse, and installation partners place them with a designer on site.
