Commercial Interior Design in Charlotte

Commercial interior design in Charlotte is the planning, finish selection, furnishing and installation behind the city's apartment communities, senior living buildings and hospitality spaces. Level Up Interiors runs that work from our studio in Irvine, California, and North Carolina is one of the thirteen states where we have completed projects.

Most of what we design sits outside Southern California. A Charlotte owner gets the process we use everywhere: design from our studio, FF&E received through our own warehouse, and a crew on site with our designers when the furniture goes in.

Commercial Interior Design in Charlotte Along the Light Rail

The wrap and podium buildings rising near the transit line put a lot of program on very little ground. The lobby faces the street, the leasing suite sits a few steps off it, and the club room, fitness and coworking usually share the podium level beside the pool deck. When those rooms share a floor plate, they have to be planned together, because a decision about one changes how the others work.

We start with the questions that shape the floor rather than the finishes:

  • Which rooms belong at street level, where a prospect forms a first opinion, and which can live up on the deck
  • How to keep the treadmill noise and dropped weights out of the quiet work rooms next door
  • Lobby flooring and wall protection that holds up to bikes, strollers and move-in carts coming off the sidewalk
  • Sightlines from the front door to the leasing desk so a self-guided tour knows where to go

Garden Communities and Build-to-Rent Outside the Core

Farther out, the clubhouse is often a standalone building residents drive or walk to. It competes with the resident's own living room, so it needs a reason to visit: a pool terrace furnished like an outdoor room, a fitness space with real equipment spacing, a package room that handles volume without crowding the entry.

Build-to-rent adds a different kind of decision. Model homes lease the product, and the finish package repeats across every home in the community. That favors selections a maintenance team can reorder years later, colors that tolerate touch-up paint, and hard surfaces that look fine after the third turn. We plan the model and the standard package at the same time so the tour does not promise something the homes do not deliver.

Headquarters Hiring Behind the Rental Demand

Much of the renter demand in Charlotte now starts with a corporate relocation. The N.C. Department of Commerce announced in November 2025 that Scout Motors will base its corporate headquarters in Charlotte with 1,200 jobs, and that Maersk chose the city for its North American headquarters, bringing 520 jobs. In April 2026, SMBC Group followed with a second U.S. headquarters and 2,000 jobs. These are office roles, so the people filling them tend to rent close to Uptown first and pick a neighborhood later.

For an apartment owner, that argues for a leasing path a newcomer can read on the first visit, furnished models that photograph well for someone touring from another state, and work rooms suited to a hybrid office week. When an amenity budget has to be phased, it also argues for opening the rooms that win the lease first.

A Renter Who Expects Hotel Habits

Charlotte is a finance town, and many renters here travel for work and come home comparing the building to the hotel they stayed in last week. That shows up in the amenity program. They expect a lobby lounge that works as a place to wait for a car, bookable work rooms with doors that close, a coffee setup that stays stocked, and guest suites for visiting family.

The trade-off is upkeep. Hotel finishes look sharp at opening and age quickly without a housekeeping staff behind them. We specify performance upholstery, commercial-grade case goods and lighting the on-site team can relamp without a lift, so the hotel feel lasts past the lease-up.

Senior Living, Humid Summers and the Shipping Plan

Suburban senior living in the region serves residents who are moving from long-held homes and adult children who tour with them. Seating needs firm cushions, arms and the right height for standing up. Flooring transitions should stay flush, and color contrast should mark edges and doorways without turning the common rooms clinical.

Humidity affects almost every outdoor selection. We favor powder-coated aluminum frames, quick-drying cushion cores and fabrics rated for exterior use, and we keep untreated wood off porches and pool decks. Indoors, we ask that HVAC run before installation so wood furniture and flooring are not placed into a damp building.

All FF&E is received, inspected and stored at our Southern California warehouse, then consolidated and shipped to the site for a scheduled delivery. Local installation crews unload and place it with our designers on hand, so damaged pieces are caught before they reach the property and the install day runs on one plan.

Questions

Do you need an office in Charlotte to handle commercial interior design in Charlotte?

No. We work from our Irvine studio, and the majority of our projects are outside Southern California. North Carolina is one of the states where we have completed work, and we travel to the site for the visits that matter, including installation.

What kinds of Charlotte properties do you design?

Multi Family in wrap, podium and garden-style form, build-to-rent communities, senior living and active adult, hospitality, and model homes.

Can you take on a small scope, like one amenity room?

Yes. A furniture refresh, a single clubhouse room, a rendering, finish selections or photoshoot styling are all reasonable starting points. Small scopes often come first, before a larger renovation.

How does furniture get from your warehouse to a Charlotte site?

Every order for a Charlotte property lands first at our Southern California receiving warehouse, where it is inspected and stored. We consolidate the shipment and schedule delivery to the property, and local installation crews place everything with our designers present.

Do you handle senior living interior design in Charlotte and the suburbs?

Yes. Senior living and active adult communities are a core property type for us. We plan seating, lighting and flooring for residents first, while keeping the common areas warm enough that families want to visit.
