Commercial Interior Design in Dallas-Fort Worth

Commercial interior design in Dallas-Fort Worth, as we practice it, is the design, furnishing and installation of multi family, build-to-rent and student housing interiors across a metro that stretches from Fort Worth through Dallas and out to the suburbs on every side.

Texas is one of the thirteen states where Level Up Interiors has completed work. We plan DFW projects from our Irvine, California office, run FF&E through our own Southern California warehouse and install on site with installation partners in the region.

Commercial Interior Design for Dallas Garden-Style and Wrap Communities

Most of the multi family product in Dallas-Fort Worth falls into two shapes. Garden-style communities spread a few hundred homes over many low buildings, with a clubhouse near the entry and the pool behind it. Wrap communities fold the buildings around a parking structure and push the amenities to the ground floor or a deck above the garage. Each one asks something different of the interior designer.

On a garden-style site the clubhouse carries the whole brand, because residents may never see another shared room. We give it a clear arrival, a leasing side and a resident side that can be separated after hours, and finishes that read well against the long walk from the parking lot. On a wrap building the shared rooms are closer to the homes, so we spread the program into smaller zones, keep sightlines open across the amenity deck and plan furniture that can be moved for events without a crew.

The Population and Job Growth Behind DFW Rental Demand

Few metros are adding people as quickly. The Census Bureau counted 123,557 new residents in the Dallas-Fort Worth-Arlington metro between July 1, 2024 and July 1, 2025, the second-largest numeric gain in the country. Employers are building for that workforce as well. Goldman Sachs says its new Dallas campus will accommodate more than 5,000 employees once construction, interiors and migrations are complete in 2028, and DFW Airport's Terminal F, expanded to an estimated $4 billion and 31 gates with American Airlines, has its first phase set to open in 2027.

For an owner, that growth means a broad renter pool rather than a single profile. Finance and corporate staff tend to want an urban wrap building with coworking that actually works for video calls. Airport, logistics and hospitality workers often value a garden-style community with easy parking and a pool they use on days off. Families relocating into the outer suburbs are the build-to-rent resident. We match the amenity program, the model units and the finish package to the renter a community is really leasing to, instead of designing one generic clubhouse for all three.

Clubhouse and Leasing Programs Built for a Fast Lease-Up

DFW owners tend to open with large amenity programs: a coworking lounge, a fitness room with a separate studio, a resident kitchen, a game room, a package room, a pet spa and a pool pavilion, all in the first phase. The leasing office sits inside that program and has to work from day one, because the lease-up clock starts the moment the model unit opens.

We sequence the interior design around that clock. The leasing office, model units and the rooms on the tour path are documented and purchased first. Model units are furnished to the resident profile the owner is leasing to, and the finish selections for the typical homes are tested against the model before hundreds of them are ordered.

  • Tour-path rooms first: leasing, model units, clubroom, fitness and the pool approach.
  • A clubroom that converts from everyday use to a leasing event without rental furniture.
  • Coworking that holds laptops and video calls, not just a long table.
  • Package and pet rooms planned as working rooms, with finishes that clean fast.

Outdoor Furniture Under North Texas Sun

A DFW pool deck is in use from spring into fall, and for a good part of that stretch the sun is strong enough to fade fabric, chalk powder coat and make a dark chaise too hot to sit on. Outdoor amenity furniture here is a durability decision before it is a style decision.

We lean toward frames with a quality powder coat or marine-grade finish, sling or quick-dry cushion seating, lighter cushion colors that stay cool and show fade slowly, and umbrellas or shade structures counted into the furniture plan rather than left to the landscape architect. The trade-off is real: the lounge chair that photographs best in the rendering is often the one that holds heat and fades first. Where the owner wants that look, we place it under cover and specify replacement cushions in the first order so the deck still looks finished in year three.

Shipping From Southern California, Installing in Texas

Furniture for a DFW community is ordered from manufacturers all over the country anyway, so the question is where it lands first. Ours lands at our warehouse in Southern California, where each piece is received, checked for damage and held until the building is ready for it.

When the site is ready, the whole community ships on consolidated trucks to Dallas or Fort Worth on a schedule set with the general contractor. Our regional installation partners unload and place it, and our designers are on site to direct the install, style the rooms and walk the punch list. A furniture refresh for an existing community, or a single clubhouse update, runs through the same pipeline at a smaller scale.

Questions

Why hire an out-of-state firm for commercial interior design in Dallas?

Because the majority of our projects are outside Southern California, our process is built for remote sites: digital presentations and renderings for approvals, a warehouse that holds the furniture until the building is ready, and installation partners in the region. You get one team for every community in a DFW portfolio instead of a different local firm for each suburb.

Which Dallas-Fort Worth property types do you design?

Multi Family communities of every shape, build-to-rent neighborhoods and student housing are the core of our work. Within those we design leasing offices, clubhouses, coworking, fitness, pool pavilions, model units and the finish packages for the typical homes.

How does the furniture get to a Fort Worth site?

Everything is purchased, shipped to and inspected at our Southern California warehouse, then consolidated onto trucks bound for the site once the general contractor confirms the rooms are ready. Regional installation partners unload and assemble, with our designers on site to place, style and punch. Damaged or missing pieces are caught at the warehouse, not on install day.

Can you handle a small scope, like one clubhouse or a model unit refresh?

Yes. Many engagements start with a single amenity room, a leasing office that needs to convert better, a model unit refresh ahead of a new lease-up push, or a set of renderings for an investor package. A small scope runs through the same design and procurement process as a full community.

What do you do about heat and sun on outdoor amenity furniture?

We specify frames and fabrics made for high UV exposure, keep cushion colors light, plan shade into the furniture package and order replacement cushions with the first delivery. Where an owner wants a darker or more sculptural piece, we place it under cover so it holds up and still photographs well.
