Commercial Interior Design in Austin
Commercial interior design in Austin means two kinds of projects: dense student housing in the blocks around the university district, and multi family communities growing fast in the suburbs north, south and east of the city.
Level Up Interiors has completed work in Texas, and we take on Austin projects from our Irvine, California office with the same team, warehouse and installation network we use across the thirteen states where we have built interiors.
Student Towers Downtown, Garden Communities on the Edges
Read more
A student housing building a short walk from campus and a garden-style community off a toll road are almost opposite problems. The student project is tall, tight and fully furnished, with shared lounges that are busy at midnight and bedrooms that turn over every August. The suburban project is low and spread out, with a clubhouse carrying the brand and homes that residents furnish themselves.
We design both, and we keep the research step the same even when everything else differs. For a student project we tour the competing buildings a parent and student will also visit and look at how their study rooms, fitness floors and rooftop decks are actually being used. For a suburban community we drive the comparable properties along the same corridor and study which amenities are full and which sit dark.
Renderings That Get an Austin Project Approved
Read more
In a market where several buildings open in the same season, the owner who approves finishes and furniture first usually opens first. Photo-realistic renderings and short video walkthroughs are the tools we use to compress that approval cycle. An asset manager in another city can sign off on a clubroom from a rendering that shows the actual fabrics, tile and light.
Renderings also surface problems early, such as a sofa that blocks the path to the coffee bar or a study room that reads as a corridor. We produce renderings inside our construction document set so the drawings, the specification and the picture agree with each other.
Model Units and Amenity Rooms That Lease
Read more
A model unit in Austin is a sales tool aimed at a specific person. For a student building that is often a parent deciding whether the bedroom, the desk and the shared kitchen look like a place their student will be safe and productive. We merchandise each model to that person, with furniture at the right scale for the floor plan and art and accessories that suggest a life being lived there.
Amenity rooms lease the same way. We program each room for one clear use, size the furniture to the headcount the room will actually see, and specify materials that hold up to that use. The trade-off owners face is between rooms that photograph well on the listing and rooms that residents keep coming back to.
- Study rooms with acoustic separation, individual lighting and power at every seat.
- Coworking that supports video calls, since many Austin residents work from home part of the week.
- Clubrooms with a kitchen that can host an event and still function on a Tuesday night.
Limestone, Warm Wood and a Music Town
Read more
Austin interiors have a regional vocabulary worth using. Local limestone shows up on the exterior of nearly every building in the Hill Country, and bringing it inside at a fireplace, a reception desk or a feature wall ties the amenity spaces to the architecture. Warm woods, in white oak or walnut tones, soften the concrete and glass of a new building and give the clubroom some of the ease of a Hill Country porch.
The live music culture gives us permission to be a little louder in the shared spaces. A listening lounge with a record wall, a stage corner in the clubroom, or work from local poster artists can give a property an identity that belongs to Austin rather than to any city. A clubroom that looks like a venue can be hard to live with, so we pair the statement elements with quiet corners for reading, work and calls.
Procured in Southern California, Installed in Central Texas
Read more
Furniture for an Austin project is purchased by our team, shipped first to our warehouse in Southern California and inspected there before it ever travels to Texas. When the building is ready, the whole order moves on consolidated trucks to the site, where our regional installation partners unload and assemble it and our designers place, style and punch each room. For a student building with a hard move-in date in August, that sequence is the schedule.
Questions
How does commercial interior design in Austin work with a firm based in California?
The majority of our projects are outside Southern California, so remote delivery is our normal mode. Design and approvals run through digital presentations and renderings, furniture is purchased and inspected at our warehouse in California, and installation happens on site in Austin with regional installation partners and our designers present.
Do you design student housing in Austin?
Student housing is one of our core property types, and the dense student market near the Austin university district is the kind of project we are built for. That includes shared lounges, study rooms and the furnished bedrooms in each unit.
Can you produce renderings before we commit to a full design scope?
Yes. A rendering package for an investor presentation, a lender meeting or an internal approval is a scope we take on by itself. If the project moves forward, the renderings become part of the construction document set, so the work is not repeated.
What local materials make sense in an Austin amenity space?
Limestone, warm wood tones and a restrained palette that lets the Texas light do its work are the starting point. From there we add elements tied to the city, such as art from local printmakers or a music corner in the clubroom, where they fit the resident profile and the operating plan.
How far ahead of a lease-up should the interior designer be engaged?
Early enough that finishes and furniture are documented alongside the architecture, because electrical, data, blocking and lighting all depend on where the furniture lands. Commercial furniture also has long lead times, so the order should be placed well before the building is ready to receive it.
What is driving demand for new apartments and student housing around Austin?
Population and semiconductor investment, mostly. The Austin-Round Rock-San Marcos metro added 53,796 residents in the year to July 2025, and Williamson County alone gained 23,814, the ninth-largest increase of any U.S. county. Samsung's Taylor expansion is backed by up to $4.745 billion in federal CHIPS Act funding against an expected capital expenditure of over $37 billion, work that is expected to bring construction crews and technicians who need places to live. Travel is busy too: Austin-Bergstrom handled 2,086,037 passengers in October 2025, its busiest month on record.
