Where Minneapolis-St. Paul's New Jobs Are Landing

Much of the new investment sits in the southern suburbs. In March 2024, Meta announced an $800 million, 715,000-square-foot data center in Rosemount, expected to create at least 100 permanent jobs. In May 2026, the state's economic development agency announced Minnesota Forward Fund support for Ecolab, which will invest more than $500 million to modernize and expand its research and development campus in Eagan.

These employers create different kinds of renters. Data center and industrial construction brings trade crews who need furnished, flexible housing for the length of a project, followed by a smaller permanent operations staff. Corporate and research employers keep demand steady for well-finished apartments and rental homes within reach of their campuses.

Minneapolis-St. Paul Housing From Core Podiums to Suburban Townhomes

The metro builds a wide range of product, and the design priorities shift with each.

  • Infill podium and mid-rise apartments in the urban core: compact amenity floors that work hard, rooftop or courtyard spaces furnished for a short outdoor season and careful freight planning
  • Garden-style and wrap apartments in the suburbs: a leasing office and clubhouse that carry the tour, with fitness and lounge space sized for heavy winter use
  • Townhome-style build-to-rent: furnished models that show off entry storage, flexible bedrooms and main-level living
  • Extended-stay hotels for crews: durable, standardized rooms with blackout shades, working kitchens and gear storage
  • Senior and active adult communities: seating that is easy to rise from, glare control, clear contrast at floors and stair edges, and gathering rooms that keep residents social through the cold months

Commercial Interior Design in Minneapolis for the Indoor Months

Long, cold winters and bright, short summers set the brief. Residents spend much of the year indoors, so common rooms need layered lighting, warm textures and as much daylight as the building can give them. We plan amenity spaces around the window walls, keep heavy drapery to a minimum and use warm-white fixtures to carry the long evenings.

Entries and mudrooms take the brunt of the season: snow, grit and wet boots. Through-body porcelain, sealed concrete and recessed mat wells handle that load, and benches and boot trays belong in the plan from the start. Humidity swings between seasons can move wood flooring, so we favor engineered or resilient products and detail thresholds for movement.

Regional taste helps. The Scandinavian and Midwestern design traditions here, along with lake and cabin culture, make natural wood, wool, linen and muted palettes feel local. We use them with restraint so a lounge reads calm, not themed.

Who Receives, Holds and Places Minneapolis-St. Paul FF&E

All vendor shipments come to our receiving warehouse in Southern California first. Our team opens and inspects them there, flags damage or wrong finishes while there is still time to replace them, and holds approved pieces until the building is ready. Loads then ship consolidated by building, floor or phase.

Our installation partners receive the freight in the Twin Cities and do the heavy work, and our designers travel in to place and style every room. Winter is the variable we plan around: deliveries carry cushion for storms, and urban core buildings get booked elevator and dock windows. The goal is a finished, tour-ready space on the date leasing needs it.

Questions

Can an Irvine firm handle commercial interior design in Minneapolis-St. Paul?

Yes. Most of our projects are outside Southern California, with completed work in states including Washington, Colorado, Michigan and New York. Minnesota is a market we are ready to serve, with our warehouse and installation partners supporting the work from order to opening.

Which Minneapolis-St. Paul property types do you design?

Urban podium and mid-rise apartments, suburban garden-style and wrap communities, townhome-style build-to-rent, extended-stay hotels, and senior and active adult communities. We also merchandise model homes for builders and take small scopes such as a single amenity room or finish selections.

How do you approach senior living design for Minnesota winters?

We design gathering rooms that residents want to use when going outside is hard, with daylight, warm lighting and seating that supports easy standing. Entries get slip-resistant flooring and room for walkers and coats. Contrast between floors, walls and stair edges helps residents with changing vision.

How are extended-stay rooms for crews different from standard hotel rooms?

They are designed for longer stays and harder use. Kitchens, storage and laundry access matter more, blackout shades support day sleepers, and furniture is standardized so damaged pieces can be swapped quickly. Finishes are chosen to look cared for after constant turnover.

Will the interiors feel like the Upper Midwest?

That is the intent. We draw on natural wood, wool and muted, nature-based palettes that fit the region's Scandinavian and Midwestern traditions, while steering clear of cabin cliches. Each property still gets its own concept based on its renters.

What happens if a snowstorm hits on delivery day?

We plan for it. Winter deliveries carry cushion in the schedule, furniture stays protected in our warehouse until the site is ready, and our installation partners can adjust the install sequence. Weather becomes a rescheduled truck rather than a missed move-in date.
