Commercial Interior Design in Portland
Commercial interior design in Portland is the planning, specifying, furnishing and installation of the shared spaces inside apartment buildings, active adult clubhouses and senior living communities across the Portland metro. Oregon is one of the states where Level Up Interiors has completed work, and we run Portland projects from our Irvine studio.
Three local facts shape almost every decision here: residents notice materials, the rain lasts for months, and for many households the bike matters as much as the car.
Renters Who Read the Materials First

A Portland prospect walking a lobby will often run a hand along the counter edge before asking about rent. This is a city raised on reclaimed fir, local makers and coffee shops with real craft in the millwork. A clubhouse finished in printed wood-look laminate and generic framed prints reads as out of town right away.
That does not mean every surface has to be custom. We put the craft where hands and eyes land: a solid wood community table, a counter in honed stone or terrazzo, handmade tile at the coffee bar, and art sourced from the region instead of ordered by the crate. Durable commercial upholstery and high-pressure laminate carry the surfaces that take abuse, so the budget goes to what residents actually touch.
The trade-off is lead time. Custom tables and maker pieces take longer than catalog furniture, so we lock those selections early and keep a stock alternate in the specification for anything that could hold up an opening.
Commercial Interior Design for Portland Infill and Westside Suburbs

Much of the new rental product inside the city is mid-rise infill on tight lots: ground-floor lobbies that double as leasing space, amenity rooms tucked behind retail, and roof decks that carry the social program. Every square foot has to work, so we plan furniture to the inch, favor pieces that serve two uses, and lay out the lobby so a leasing conversation and a resident grabbing a package can share the room without crowding each other.
In the westside suburbs, garden-style and wrap communities have more room and a different resident: more households with kids and dogs, more cars, longer stays. Clubhouses there can spread into a fitness room, a lounge with a full kitchen and a covered outdoor room with heaters. The design language can stay consistent across both settings, while the furniture counts, the durability tier and the balance of indoor and outdoor space change.
Rain, Bikes and the Ground Floor

From fall through spring, nearly every resident comes through the door wet. The entry sequence is where Portland interiors either hold up or show wear inside the first season, so we treat it as a designed space rather than a corridor.
- Recessed walk-off matting sized for several steps, not a rug at the threshold
- Slip-resistant flooring for wet traffic, with grout and carpet colors that hide tracked-in grit
- Benches and hooks near the door for wet coats, boots and umbrellas
- Bike rooms with wall racks, a repair stand, a wash area and wall protection at handlebar height
- Pet wash rooms placed near the bike room so muddy uses share one zone
- Warm, layered lighting that keeps the lobby inviting through short gray winter days
Active Adult and Senior Living Around the Metro

Senior living interior design in Portland asks for the same warmth renters expect, with a sharper eye on comfort and safety. Active adult and independent living residents want a clubhouse that feels like a good neighborhood restaurant, not a facility. Families touring an assisted living building want to see wood, daylight and furniture their parent would choose at home.
Under that warmth sit practical choices: chairs with arms and firm seats at a comfortable height, matte finishes that cut glare from overcast daylight, clear contrast between floors and walls, and fabrics that clean easily without looking institutional. Our founder, Laura Velasco, came to Level Up Interiors from project management in multi family and senior living design, and that background shows in how we weigh the look of a room against how staff will run it every day.
Questions
Do you take on commercial interior design in Portland from a California office?
Yes. Oregon is one of the states where we have completed work, and Portland projects run from our Irvine studio with site walks as the project needs them. Our designers are on site for installation.
How does furniture get from your warehouse to a Portland site?
FF&E is received and inspected at our Southern California warehouse, where damaged or incorrect pieces are caught before they travel north. Consolidated deliveries then go to the site on a schedule tied to construction, and local installation crews assemble and place everything with our designers present. One team stays responsible from purchase order to the final placed chair.
What kinds of Portland properties do you design?
Multi Family mid-rise and garden-style communities, active adult clubhouses and senior living are the core of our work. We also take on hospitality spaces, model home merchandising and smaller scopes such as a single amenity room or a furniture refresh.
How do you keep a lobby from wearing out during the rainy season?
We start at the door. Recessed walk-off matting, slip-resistant flooring, colors that hide grit and seating for taking off wet gear all reduce wear on the rest of the building. Upholstery and wall finishes are chosen to clean easily after months of damp coats.
Can you specify local makers and reclaimed materials?
Yes, where the schedule and budget allow. We place custom and maker pieces in the spaces residents touch most, settle those selections early, and carry a stock alternate in case a lead time slips.
What is driving demand for new housing in the Portland metro?
Jobs, much of it on the westside. The Oregon Employment Department projects the Portland tri-county area will add 77,400 jobs between 2024 and 2034, a 7% increase, and Washington County nonfarm employment reached 308,200 in February 2025. Business Oregon notes the state is the only U.S. location with the High-NA EUV tool needed for the most leading-edge chips, which anchors semiconductor work around Hillsboro. Technicians, engineers and construction staff tied to that work are the renters many westside communities are designed for.
