Build-to-Rent Community Interior Design in Richmond
Build-to-rent interior design in Richmond, VA covers detached and townhome-style rental neighborhoods, from the shared amenity center to the finish package inside each house.
Avison Young reported that Richmond-area data center inventory increased more than sevenfold in the first half of 2025. Growth of that kind brings operations and technician households who want more room than an apartment gives them, and build-to-rent homes are one of the housing types that serve it. Eli Lilly and Company announced plans for a manufacturing facility in Goochland County that is expected to bring more than 650 new high-paying jobs to Virginia. The facility is planned, not open, and it will take years to complete, but many households that move for roles like those look at rental houses first. The design question is how to make a whole neighborhood of rentals feel considered and still hold up to turnover.
Why a Richmond renter picks a house over an apartment
Read more
A household choosing a rental house is buying space and separation. They want a yard, a garage or a mudroom, a door that opens to their own front step, and room for the gear, tools and hobbies that do not fit in an apartment. Some are on a long posting and want to settle in. Others are relocating a family and want a school-age child to have a bedroom of their own.
That changes what the interior has to prove. An apartment model shows efficiency. A rental house model shows a life: where the coats go, where a desk fits, how the kitchen works on a weeknight. We design the models and the finish package around those answers.
The amenity center at the heart of a Richmond rental neighborhood

In a horizontal community the amenity center is the only shared interior, so it carries more than its size suggests. It is the leasing point, the package stop, the place neighbors meet and the room that shows prospects what living there feels like.
- A welcoming leasing counter with seating that invites a longer conversation.
- A work lounge with real power and a door that closes, for residents who work from the house and want a change.
- A gathering room with a kitchen counter, sized for a birthday as easily as a neighborhood meeting.
- Storage for seasonal furniture, so pool-side pieces are protected through winter ice.
Build-to-rent interior design in Richmond, VA: finish packages for the turn

A rental house is turned many times, so the finish package has to be chosen for the repeated turn, not the first move-in. We favor wood-look hard surface flooring through living areas, scrubbable paint with a restrained palette, durable hardware, and laundry and mudroom surfaces that tolerate wet boots.
Richmond's humid summers argue for materials that do not swell or stain around bathrooms and entries. The local palette of brick, iron, river stone and heart-pine tones gives us a warm base that suits traditional-leaning tastes, and neutral selections keep touch-ups simple. The aim is a package a property manager can repair and repaint in a short window without the house losing its character.
Models and leasing for a Richmond build-to-rent community, delivered from Irvine

We furnish a model to show how the floor plan works for a household, then phase additional models as the community opens in sections. Our office is in Irvine and most of our work is outside Southern California, so we run reviews remotely, receive and inspect furnishings at our own warehouse, and coordinate delivery with installation partners. We have completed work in Virginia, and our designers are on site for the install.
If you only need the amenity center or a single model, that is a workable scope on its own.
Questions
What is build-to-rent interior design?
It is the design of rental neighborhoods built from the start as rentals, usually low-rise detached or townhome-style homes with a shared amenity center. The work covers the amenity center, the model and leasing spaces, and a finish package built to handle turnover.
How is a build-to-rent amenity center different from an apartment clubhouse?
It is usually smaller and has to do more per room. It serves as leasing, package pickup, work space and gathering space at once, so layout and furniture flexibility matter more than square footage.
What finishes hold up best between residents?
Hard surface flooring in the main living areas, scrubbable paint, durable hardware and surfaces that tolerate wet entries. We choose them for repair and repaint speed as much as for looks.
Do you design build-to-rent communities outside California?
Yes. We have completed work in thirteen states, including Virginia, and manage remote projects from our Irvine office with our own receiving warehouse and installation partners across the country.
