Model Home Merchandising in Seattle
Model home merchandising in Seattle is the furnishing and staging of a builder's model homes and sales spaces so a buyer can see how a floor plan works in daily life. Our founder, Laura Velasco, began her career in model home merchandising, and the discipline still anchors how we approach a sales center. King County had 125,500 information-sector jobs in September 2026, according to the Washington Employment Security Department, and many buyers in the region work in or near that sector.
A model has one job: to help a buyer picture living there.
Reading the Seattle buyer in a model home

Buyers in the Seattle area compare a lot of homes, and many work from home part of the week. They look for a place to work, storage for outdoor gear and a layout that handles a wet entry. They also look for warmth, because the long gray winters make cold, showroom-style interiors unappealing.
We design models around those cues: a believable home office, a landing zone at the entry, and a living area staged with wool, timber and muted greens in layered, warm lighting. Bright summers make daylight a feature, so we place furniture to frame windows and outdoor connections. The buyer pool is also growing. The Census Bureau put the Seattle-Tacoma-Bellevue metro at 4,161,883 residents on July 1, 2025, a gain of 43,068 over the prior year, so a model has to speak to newcomers who are still learning which neighborhood and which floor plan fit.
Furnishing Seattle models to sell the floor plan

Furnishing is a sales tool. Scale matters most: furniture too large makes rooms feel small, and furniture too small makes them feel cheap. We choose pieces that show real dimensions and give each room one clear purpose.
The floor plan gets selling through staging. A flex room reads as an office or a guest room depending on what we place there. Storage is shown in use. Art and accessories carry a consistent story across the plan. Stagers also decide what to leave out, because an overfilled model hides the layout.
- Right-scaled furniture that shows true room size.
- Flex rooms staged to suggest one clear use.
- Entry and mudroom zones that answer the Pacific Northwest buyer.
Sales offices and design studios in Seattle communities

The sales office is often the first room a buyer sees. We set it up as a calm, warm space that explains the community, with a table for plans, finish displays and a design studio area where buyers handle samples. Display of options should be simple and uncluttered so the choices feel manageable.
Phasing Seattle models as a community builds out

Models and sales spaces move as the community does. An early model sells to buyers who cannot yet see streets or neighbors; later phases may add plans, relocate the sales center or refresh older models. We plan furnishings in phases, receive and store them at our Southern California warehouse, and install with designers on site. Washington is among the states where we have completed work, and smaller scopes such as one model are welcome.
Questions
What is model home merchandising in Seattle?
It is the furnishing, art and staging of a builder's model homes and sales offices so buyers understand the floor plans and the lifestyle.
How do you stage a model for a Pacific Northwest buyer?
We show a home office, gear storage and a practical entry, with warm, layered lighting and natural materials that suit the climate.
Can you merchandise just one model?
Yes. We take on a single model, a sales office or a design studio, and can expand as the community opens more phases.
Do you help refresh models later?
Yes. Models are often refreshed as sections open, and we plan furniture so pieces can be moved or replaced.
