Interior Design for Chicago Suburbs Data Center Housing
Chicago suburbs data center housing is the rental and senior housing that follows hyperscale data center construction into the collar counties, from furnished crew units and extended-stay rooms to apartments, build-to-rent homes and senior communities. Level Up Interiors designs and furnishes those interiors from Irvine, California, with our own receiving warehouse in Southern California and installation crews across the United States. Most of our projects are outside Southern California, and the Chicago west suburbs are a market we are ready to serve.
Chicago-Area Data Center Sites and the Housing They Pull In

In June 2024, Compass Datacenters kicked off development of five hyperscale data centers on a nearly 200-acre former Sears headquarters site in Hoffman Estates, which the company said would represent about $10 billion in local investment once operational. In March 2026, the Joliet City Council voted 8-1 in favor of the Joliet Technology Center, a Hillwood and PowerHouse Data Centers campus on 795 acres planned for 1.8 gigawatts at full use. Also in the southwest suburbs, the Village of Minooka published a data center fact sheet in July 2026 that refers to an approved Equinix data center in the village.
Campuses like these are multi-year build-outs, and the workforce follows the schedule. Trades crews come first and rotate through. Operations and technical staff arrive later, and many of them rent while they work. Both groups look for housing near the job, which is why demand in the west and southwest suburbs reaches past apartments into extended-stay hotels near project sites and rental homes on the metro edge.
The Residents Behind Chicago Suburbs Data Center Housing

The same rental market serves very different people. Rotating trades crews want a furnished room close to the site, which puts pressure on extended-stay hotels and on apartment owners willing to furnish a block of units. Operations and technical staff who come for the long run lean toward garden-style and wrap apartments in suburban job centers, or toward build-to-rent homes on the metro edge if they are moving with family. Meanwhile, redeveloped office campuses and mature inner-ring suburbs keep adding mid-rise rental and senior housing for households that already call the region home.
What these residents share is a preference for practical comfort over show. Chicago-area renters tend to value a building that works, a unit that is easy to live in and a community with a clear sense of its town. Interiors that chase trends at the expense of function tend to feel out of place here.
Chicago West Suburbs Multi Family Built for Salt, Slush and Gray Light

Winter writes the brief for every shared space. Entries absorb a full season of road salt and slush, long gray stretches flatten a room that looked warm in a summer rendering, and heavy heating seasons followed by lake-driven humidity swings are hard on solid wood and some veneers. We design for those conditions first and for style second, then bring the style back through the region's own materials.
Brick, limestone and terra cotta define the older housing stock, and newer suburban buildings borrow that warmth through masonry accents and darker metals. Inside, we carry the idea with deep wood tones, bronze and blackened steel hardware and textiles with real weight, so a new building feels like it belongs to its town.
The winter checklist for a clubhouse, lobby or leasing office typically covers:
- Vestibules where the plan allows, with recessed walk-off matting sized for salt and slush
- Porcelain or sealed stone at entries, mail rooms and fitness areas
- Layered warm lighting with ambient, task and accent sources on separate controls
- Casegoods and millwork selected for stability through long, dry heating seasons
- Coat hooks, benches and boot trays where residents stop to shed winter gear
Matching Chicago Suburban Interiors to the Data Center Schedule
Read more
A data center build-out has a shape: a construction peak, then a smaller permanent workforce. Housing that serves it should be designed with that shape in mind, because the resident mix later in the hold will not match the mix at opening.
For an apartment owner, that can mean furnishing a block of units with a durable corporate package during the construction peak, while keeping finishes and layouts standard so those units return to conventional leases later. For an extended-stay hotel near a project site, it means rooms with working kitchens, real desks and enough storage for a long stay, plus a lobby and breakfast area that function at shift change. For a build-to-rent community on the metro edge, it means a furnished model and an amenity center that sell the neighborhood to a technician relocating with family.
We plan the FF&E so these choices can change without starting over. Casegoods chosen for the crew phase should still look right when the soft goods change, and amenity rooms should flex from late-night crew use to resident events on weekends.
From a Southern California Warehouse to a Chicago West Suburbs Opening

We run Chicago-area projects the way we run most of our work, outside Southern California. Our designers work from Irvine and travel to the property for the visits that need someone in the room. FF&E ships from manufacturers to our own receiving warehouse in Southern California, where we receive, inspect and store it before releasing coordinated deliveries once the building is ready. Installation crews we work with across the country provide labor on site, with our designers there to place and finish each room.
Winter shapes the delivery plan. Freight and installation in a Chicago January need a closed-in building, dry heated space to stage cartons and a clear path through the entry, so we set delivery windows against the general contractor's turnover dates rather than vendors' ship dates. Laura Velasco, our Owner and Principal Designer, managed multi family and senior living design projects earlier in her career, and both property types are part of the housing this market needs.
Questions
What do you design for Chicago suburbs data center housing?
We design and furnish the housing that follows data center construction: furnished crew units, extended-stay hotel rooms, garden-style and wrap apartments, build-to-rent homes and models, and senior communities. That covers lobbies, clubrooms, leasing offices, fitness rooms and the units themselves. Small scopes, such as a single amenity room or a rendering for an approval, are welcome too.
Can a firm based in Irvine run a project in the Chicago west suburbs?
Yes. Most of our projects are outside Southern California. Our designers travel for the visits that need someone on the property, FF&E is received, inspected and stored at our Southern California warehouse before coordinated delivery, and installation crews we work with across the country handle the labor with our designers present.
How do Chicago winters change the interior design?
We start at the door, with vestibules, recessed walk-off matting and sealed hard flooring that stands up to salt and slush. Lighting is layered and warm for short gray days. Casegoods and millwork are chosen to stay stable through long heating seasons and humidity swings.
Should crew units be furnished differently from standard apartments?
Yes, but not so differently that they cannot convert. We specify a durable furnished package with real storage, a desk and blackout window treatments, while keeping wall finishes, flooring and layouts consistent with the rest of the building. When the construction peak passes, the furniture comes out and the unit leases like its neighbors.
What does west suburbs multi family look like in this market?
Mostly garden-style and wrap apartments in suburban job centers, with mid-rise rental on redeveloped office campuses and in mature inner-ring suburbs. Demand also shows up as build-to-rent homes on the metro edge. Each type calls for a different balance between shared amenity space and unit finishes.
