Commercial Interior Design in Chicago

Commercial interior design in Chicago covers the planning, furnishing and installation of the rental, hospitality and senior housing growing around the region's suburban data center sites and redeveloped office campuses. Level Up Interiors is ready to serve the Chicago market as a national team based in Irvine, California, with our own receiving warehouse in Southern California and installation partners across the United States.

Properties here need interiors that hold up to a long heating season, feel warm through the gray months and are finished when leasing starts.

Hoffman Estates, Joliet and the Chicago Rental Pipeline

In Hoffman Estates, Compass Datacenters kicked off development in June 2024 of five hyperscale data centers on a nearly 200-acre former Sears headquarters site, a project the company said would represent about $10 billion in local investment once operational. In Joliet, the city council voted 8-1 in March 2026 in favor of a data center campus on 795 acres, planned for 1.8 gigawatts at full use, with construction expected to start in early 2027.

Campuses like these bring trades crews early and operations and technical staff later, and many of those workers rent while they work on multi-year build-outs. That demand lands in garden-style and wrap apartments near suburban job centers, build-to-rent homes on the metro edge and extended-stay hotels close to project sites. Redeveloped office campuses and mature inner-ring suburbs are adding mid-rise rentals and senior housing too, a steadier source of demand that does not hinge on any data center schedule.

Inside the city, Illinois has broken ground on the Illinois Quantum and Microelectronics Park, a 440-acre redevelopment of the former U.S. Steel South Works plant where anchor tenant PsiQuantum is planned for a 300,000-square-foot facility. The City of Chicago's population also grew to more than 2.73 million in 2025, an increase of more than 5,000 from the previous year: a modest gain, but one that supports steady leasing for the city's mid-rise rentals and senior housing.

Commercial Interior Design in Chicago Through a Long Heating Season

Chicago interiors spend much of the year under gray skies and forced-air heat, then switch to short, bright summers. We plan lighting in layers, with warm ambient light, lamps and wall accents, so a lobby or clubhouse still feels inviting late on a January afternoon. Entries get the hardest-working materials in the building: walk-off flooring that traps salt and slush, protection on walls and corners where carts and strollers hit, and seating that wipes clean.

Heating seasons and lake-driven humidity swings are rough on materials. Solid wood can move and crack as the air dries out, so we lean on engineered surfaces and stable finishes, and on upholstery that handles dry winters and damp summers alike. For the look, the region's brick, limestone and terra cotta offer a palette with real roots, and many newer suburban communities borrow that warmth through masonry accents and darker metals. Residents tend to prefer practical comfort to showpieces, and the rooms should read that way.

Chicago Suburban Apartments, Rental Homes and Extended Stays

Each product in the Chicago pipeline asks for something different. Garden-style and wrap apartments near job centers compete on the clubhouse, fitness room and leasing lounge, because a renter comparing new buildings forms an opinion in those rooms. Build-to-rent communities need finishes that repeat across floor plans without looking stamped out, plus a model home and amenity building with a clear sense of place.

Extended-stay hotels and furnished rentals for project crews are a durability exercise. Guests stay long enough to cook, work and do laundry, so kitchens, desks and storage get real use, and furniture should come from lines that can be restocked when a piece breaks. Senior housing in the inner-ring suburbs sets other priorities: good light, firm seating with arms, clear wayfinding and common rooms that reflect the character of the surrounding neighborhood.

Planning a Chicago Delivery Around Winter and the Lease-Up Date

We run design and FF&E procurement from our Irvine studio. Orders ship to our own receiving warehouse in Southern California, where each piece is inspected and held until the order is complete. That lets us send consolidated shipments timed to the install, instead of a stream of separate deliveries reaching a suburban jobsite in the middle of winter.

On site, our designers work alongside installation partners, placing every room to plan and clearing the punch list before residents or guests arrive. For an owner racing a lease-up or opening date, the useful decisions come early: when the building can accept freight, where a staging room will be, and whether model units should be furnished ahead of the amenity spaces.

Questions

Can a firm based in Irvine handle commercial interior design in Chicago?

Yes. The majority of our projects are outside Southern California, in states from Washington to Florida and New York. Design and procurement run from our Irvine studio, and our designers travel to each property for walkthroughs and are on site for installation.

What kinds of Chicago projects do you take on?

Suburban garden-style and wrap apartments, build-to-rent communities, extended-stay and workforce housing, senior living and model homes. Smaller scopes are welcome as well, such as a furniture refresh for an amenity room, finish selections, a rendering for an approval meeting or photoshoot styling.

How do you choose finishes that survive Chicago winters?

We start at the entry, where salt, slush and grit do the most damage, and plan walk-off zones, wipeable seating and wall protection there. Through the rest of the building we favor engineered surfaces that stay stable as heating dries the air, along with fabrics rated for heavy use.

Do you work on older Chicago-area buildings as well as new construction?

Yes. Redeveloped office campuses and mature inner-ring suburbs are adding mid-rise rentals and senior housing, and existing communities often need updated amenity spaces to compete with new supply. We take on a clubhouse, leasing office or lobby on its own, or a property-wide refresh.

Who installs the furniture on a Chicago project?

Our designers lead the install with installation partners we coordinate for the job. Pieces arrive from our Southern California warehouse already inspected, which keeps damaged items off the site and shortens the punch list.
