Interior Design for Georgia Multi Family Growth in Atlanta and Savannah

Georgia multi family growth is running on separate engines: corporate and technology hiring across metro Atlanta, and advanced manufacturing on the coast around Savannah. Both bring new residents who need apartments, rental houses, extended-stay rooms and senior communities, and the developers and operators building that housing need interiors that lease, hold up and open on schedule.

Level Up Interiors is a commercial interior design firm based in Irvine, California. With our own Southern California receiving warehouse and installation partners across the country, we are ready to serve Georgia owners at any scope.

Atlanta hiring and the renters it sends to the suburbs

In March 2025, the Governor's office announced that TriNet plans to create 750 new jobs at a new corporate center in Dunwoody over the next five years, an estimated $15.4 million investment in DeKalb County. Corporate growth of that kind brings relocating professionals, and alongside them come the construction and operations crews who build and run new space in the suburban counties around the city.

Most of these newcomers settle outside the core. Garden-style and wrap apartments carry much of the demand, with build-to-rent neighborhoods and new-home communities filling in around them, while extended-stay hotels take project crews and employees who are still house hunting. For interiors, that mix calls for a leasing office that can win over a professional who has only seen the building online, coworking that holds up to a full day of video calls, and furnished units that work as corporate housing without feeling like a hotel room.

Coastal plant jobs and the Savannah workforce housing that follows

In August 2023, the Governor's office said the Hyundai Motor Group electric vehicle plant and battery joint venture in Bryan County represent an estimated $7.59 billion in investment and will create 8,500 new jobs for the region over the next eight years. Hiring on that horizon arrives in waves: construction crews and suppliers first, then plant staff and the households who follow them into Chatham, Bryan and Effingham counties.

The housing that answers it is workforce-oriented. Garden-style apartments, build-to-rent single-family homes, new-home communities and extended-stay hotels compete for the same residents, with senior and active adult communities growing alongside. Savannah workforce housing has to suit people coming off a long shift: a drop zone for boots and gear at the door, laundry that can handle work clothes, blackout window treatments for anyone sleeping during the day, and a common room with sturdy seating, good task light and plenty of outlets. Coastal humidity and storm season add another test, so finishes need to resist moisture and clean up easily.

What Georgia Multi Family growth asks of Atlanta and Savannah interiors

Atlanta and Savannah share a state, but not a renter or a climate. Atlanta is humid subtropical, with damp summers, mild winters and heavy afternoon thunderstorms under a tall canopy of pines and hardwoods that filters the daylight. Savannah adds coastal humidity and exposure to tropical storms and hurricanes. Both call for moisture-tolerant flooring at entries and amenity spaces, performance upholstery, window treatments that help with heat gain, and outdoor furniture that dries fast and can be secured before a storm.

The bigger choices are commercial ones, and they are worth settling before anything is specified.

  • Shared standard or local character: a common furniture and finish standard across Atlanta and Savannah simplifies purchasing and maintenance, while local accents in art, color and lighting make each property feel rooted where it stands.
  • Furnished or unfurnished: furnished units can capture corporate and crew leases, but they bring replacement cycles and storage the operator has to plan for.
  • Where amenity area goes: an Atlanta professional may weigh coworking and fitness most, while a plant worker near Savannah may care more about laundry, gear storage and a quiet room to rest.
  • Durability against warmth: the toughest commercial finishes can read cold, so we balance them with wood tones, textiles and lighting that make a lobby feel lived in.

Build-to-rent, model homes and senior living around Atlanta and Savannah

Apartments are only part of the demand. Rental houses in build-to-rent neighborhoods turn between residents much like apartment units, so their finish packages need hard-wearing floors, paint colors that touch up cleanly and fixtures a maintenance team can replace from stock. The amenity center in those neighborhoods does the work a clubhouse does for an apartment building, and it often doubles as the leasing office.

New-home communities near both metros sell through model homes, and each model has to answer the buyer actually moving in. In the Atlanta suburbs that may be a relocating professional who needs to see a real home office. Near Savannah it may be a plant worker's household looking for storage, a mudroom and a covered porch. Merchandising should show how each plan lives day to day, and the palette can borrow from the region: red-clay earth tones and warm wood around Atlanta, marsh greens, oyster whites and weathered wood on the coast.

Senior and active adult communities are growing on the same corridors. Those interiors put light levels, contrast, seat heights and clear wayfinding first, and they still need to win over the adult children who often tour alongside a parent.

How a national team handles Atlanta and Savannah work

The majority of our projects are outside Southern California, and we have completed work in Alabama, North Carolina, Florida and Texas, among other states. Georgia fits the same model. Design work happens in our Irvine studio, and we travel to the site when a decision needs to be made in the room.

FF&E procurement is where distance would otherwise show, and it is where our own warehouse earns its place. Vendors ship to our Southern California facility, where we receive, inspect and hold each piece, then release it on a coordinated schedule so an Atlanta or Savannah site gets complete deliveries instead of a trickle of partial ones. Installation partners across the country provide the crews, and our designers travel to place each room as drawn. For an owner, that means a single accountable team from the first concept to the last chair in place, even with the studio on the other coast.

Questions

What is driving Georgia multi family growth?

Different economies in each metro. Metro Atlanta is adding corporate and technology jobs, including TriNet's planned corporate center in Dunwoody, while the Savannah region is growing around advanced manufacturing tied to the Hyundai Motor Group electric vehicle plant and battery joint venture in Bryan County. Each brings its own mix of renters and buyers, and the housing types follow.

Do you take on Georgia projects from an Irvine studio?

Yes. Most of our work is outside Southern California, and a Georgia project would run on the same structure: design from Irvine, FF&E received and inspected at our Southern California warehouse, and installation partners across the country with our designers traveling for placement. We have completed work in nearby states including Alabama, North Carolina and Florida.

What should Savannah workforce housing interiors get right first?

The daily routine of the people living there. Entry flooring and wall protection that take boots and gear, laundry sized for work clothes, storage residents will actually use and finishes that tolerate coastal humidity come before decorative choices. Furnished units for crews should be easy to inspect and reset between residents.

Should Atlanta and Savannah properties share one design standard?

A shared core often works: common casegoods, flooring and upholstery specifications simplify purchasing and maintenance across a portfolio. Art, accent colors and lighting can then vary so each property reflects its city. The right split depends on how the owner plans to operate the buildings and replace furniture over time.

Can we hire you for one room or a single deliverable?

Yes. Small scopes such as a furniture refresh, one amenity room, a rendering, finish selections or photoshoot styling are welcome. A small assignment is also a practical way for an owner new to working with us to see our process before committing a full community.
