Student Housing Interior Design in Des Moines
Student housing interior design in Des Moines is the design of furnished apartments, study rooms, lounges and tour spaces for communities built for students, where durability and the pre-leasing tour decide how a property performs.
Students choose a place on the strength of a walkthrough and a set of photos, and parents often join the tour. The interior has to read as modern and social to the student while looking clean, safe and well made to the family. We are a national interior design firm based in Irvine, California, and we plan these properties for owners who want the common areas and the units to be designed together.
Housing growth around Des Moines students

Building permits in the Des Moines-West Des Moines metro area authorized 426 new private housing units in August 2026, according to Census data published by the Federal Reserve Bank of St. Louis. Student communities sit inside that wider rental market, and students compare them against every new apartment building nearby. An off-campus property that looks like a standard apartment with bunk furniture loses to one that offers a better place to study, to meet and to live.
That comparison is why interiors matter here. A student weighing a lease can walk into a competing building with a coworking room and a fitness area, so the student community needs shared spaces that justify the rent and the lease term.
CoStar reports that the Des Moines metro added 13,782 people in 2024, its most substantial nominal population growth since the turn of the century, which widens the pool of renters any new community is courting.
Study and social rooms in Des Moines student communities

Students use shared rooms differently from other renters. A study lounge needs power at every seat, task lighting, writable surfaces and a mix of quiet tables and group booths. A social lounge works best with flexible seating that can be pulled into a circle for game night or pushed back for a study group.
We plan the two so they do not compete. Acoustic separation, even with fabric panels and rugs, lets one room stay quiet while the other stays loud. Natural materials and warm color suit the metro, where prairie light and brick buildings favor an interior that feels grounded instead of flashy. Good lighting is the cheapest improvement: a lounge lit well at night photographs better and gets used longer.
- Quiet study with power at every seat and task lighting.
- Group booths and a shared table for project work.
- Social lounge with movable seating for events.
Furnished student units built to survive Des Moines move-outs

A furnished student unit takes a hard annual turn. Upholstery needs to be cleanable, case goods need edge protection and mattresses and bed frames have to stand up to repeated assembly and moves. We select furniture for strength first, then style, and we choose finishes that hide wear instead of showing it.
Humid summers and hard winters add grit and moisture to entry floors and bedrooms. Hard-surface flooring, washable paint and furniture legs that handle damp floors cut the repair list at move-out. A short, consistent set of pieces across floor plans also simplifies replacement, because the owner can reorder a single chair or desk without a custom run.
Pre-leasing tours for a new Des Moines student community

Pre-leasing often happens before the building is complete, so the tour has to work from a model unit, a leasing center and renderings. We design the model to show how a student lives: a desk by the window, storage that hides clutter and a bedroom that can be personalized. The leasing center and the first amenity room get the most investment because they are what prospects will remember.
Our completed work has not reached Iowa. We do work mostly outside Southern California, and our own receiving warehouse handles inspection, storage and coordinated delivery, with installation partners across the country placing the furniture while designers are on site. For owners on a tight schedule, that keeps procurement from becoming the long pole.
Questions
What makes student housing interior design different?
Student communities need heavier-duty furniture and finishes, shared rooms built for studying and socializing, and a tour experience that sells to both students and parents. Furnished units add a yearly turn that apartments rarely face.
How do you design student housing in Des Moines for durability?
We choose cleanable upholstery, protected edges and hard-surface flooring, and we favor a small set of furniture pieces that are easy to reorder. Humid summers and winter grit are part of the specification.
Can you furnish a student community before it is complete?
Yes. We plan procurement, storage and delivery so furniture arrives when the building is ready, and a model unit and leasing center can open for pre-leasing tours.
Do you have student housing projects in Iowa?
No. There is no completed Iowa project in our work so far. We serve owners across the country from Irvine, using our own receiving warehouse and installation partners nationwide.
