Commercial Interior Design in Memphis
Commercial interior design in Memphis means designing and furnishing the rental housing that follows the region's industrial and data center investment: suburban apartments, build-to-rent homes, extended-stay hotels and senior communities. Level Up Interiors is ready to take on that work from our Irvine studio, backed by our own receiving warehouse in Southern California and installation partners across the country.
The brief is shaped by humid summers, heavy seasonal rain and renters who arrive in stages, with construction crews first and permanent staff behind them.
Where Memphis Housing Demand Is Coming From

The current build is framed by announcements on both sides of the Mississippi River. On the Arkansas side, Google announced in October 2025 that it will spend $4 billion through 2027 to build a data center in West Memphis on a site of about 1,000 acres. On the Tennessee side, Hyosung HICO announced in May 2025 a $51 million expansion of its transformer plant in Memphis that will create 123 new jobs in Shelby County.
Plants and server halls do not house anyone, but the people who build and run them need somewhere to live. Growth is concentrated in a corridor that runs from Shelby County into DeSoto County, Mississippi, and Crittenden County, Arkansas. Construction crews create demand now. Technicians, plant workers and logistics staff create steadier demand later. That sequence points owners toward garden-style and wrap apartments in the suburbs, build-to-rent homes and extended-stay hotels for contract workers.
A third anchor is the old American Snuff plant in Memphis, which AAON chose in December 2024 as its HVAC production site. AAON's plan calls for 828 hires and a $238 million investment, so those jobs are a hiring plan still to be filled, not people already on payroll. In Southaven, Mississippi, xAI has announced plans for a data center worth more than $20 billion, but groups appealed the air permit for its turbines in April 2026. We treat that site as a possible source of demand, not a settled one.
What Memphis Renters Need at Each Stage of the Build

Extended-stay rooms for contract workers take the hardest use in the market. We plan them around real storage for work gear, kitchens that get cooked in every night, blackout shades for daytime sleepers and seating with replaceable covers.
Suburban apartments and build-to-rent homes serve a renter who intends to stay. A technician or plant supervisor compares communities on the clubhouse, the leasing office and the finish level inside the unit, so those spaces, along with model homes and model units, earn more design attention. Senior and active adult communities follow the same logic, with seating heights, lighting levels and wayfinding suited to older residents.
The decision owners face is how far to standardize. A single furniture spec across crew housing and long-term rentals simplifies purchasing and replacement stock. Separate specs take more management but let the crew product be built for abuse while the long-term product feels like home.
Memphis Humidity, Heavy Rain and the Finishes We Specify

Memphis summers are hot and humid, winters are mild and seasonal rain is heavy, so interiors have to treat moisture as a constant rather than an event. At entries and corridors we favor resilient hard flooring with generous walk-off zones over carpet that holds damp. Upholstery in lobbies and clubhouses goes to performance fabrics that resist mildew and clean with water. Millwork gets sealed edges, and we keep unsealed wood and porous stone away from the spots where residents set down wet umbrellas and cold drinks.
Air conditioning carries these buildings for much of the year, so furniture plans keep supply and return grilles clear, and window treatments cut solar gain without trapping humid air against the glass. Outdoor furniture for pool decks and courtyards should drain fast, dry fast and keep its finish through a long wet season.
Commercial Interior Design in Memphis That Reads as Local

Memphis gives designers strong material to work with: the river, the blues and soul tradition, barbecue culture and a warehouse-loft vocabulary of brick, timber and steel. Cotton-belt and river-delta history suggest a palette of clay, cotton white, indigo and deep green, and the mid-century Southern look supports lounge seating with clean lines and warm wood.
We bring those references in through materials, lighting and art rather than themed decor. A clubhouse can borrow the proportions and brick tones of a converted warehouse and still read as a new building. A leasing office can feel like a loft instead of a lobby.
Memphis Deliveries Timed to the Air Conditioning

Our FF&E procurement runs through our own receiving warehouse in Southern California, where every order is checked in, opened for damage and held until the Memphis site is ready. Wrong finishes and freight damage get caught there instead of on a loading dock the week of opening. Shipments then leave on a schedule set with the general contractor, and local installation crews unload and build each space while our designers direct where every piece lands.
Timing matters more in a humid climate. Upholstery and casegoods should not arrive before a building's air conditioning is running and stable, so we set delivery dates against the mechanical schedule as well as the lease-up date. Alabama, Texas and North Carolina are among the states where we have completed projects, and the same receiving and installation model is ready for Memphis.
Questions
What does commercial interior design in Memphis include for apartment and rental owners?
It covers the design, furnishing and installation of the spaces renters see and use, from clubhouses, leasing offices and model units to extended-stay rooms and senior community lounges. In Memphis the emphasis falls on humidity-tolerant finishes, furniture that survives turnover and an install schedule tied to the opening date.
How does a firm based in Irvine deliver a Memphis project?
Design happens in our studio, with site visits at the points where the building needs eyes on it. Furniture is purchased and checked in at our Southern California warehouse, then shipped to the site, where installation partners build it out under our designers' direction.
Should crew housing and permanent apartments share a furniture package?
Sometimes. A shared package simplifies ordering and keeps replacement stock interchangeable. Separate packages let extended-stay rooms take harder abuse while long-term apartments get warmer materials, and where both product types open in the same corridor, the split is often worth managing.
Will you take on a smaller Memphis scope?
Yes. A furniture refresh in an existing community, a single amenity room or a round of finish selections are all reasonable starting points. Smaller scopes move through the same purchasing and installation process as a full building.
