Commercial Interior Design in Orlando
Commercial interior design in Orlando is shaped by a hospitality economy: renters, students and retirees here have spent time in resort lobbies and pool decks, and they bring that standard home. Florida is one of the thirteen states where Level Up Interiors has completed work, and we design for Central Florida from our studio in Irvine, California.
The work comes down to three local facts. Expectations are high, the air is wet most of the year, and the calendar includes a storm season that every delivery plan has to respect.
Resort Standards on a Rental Budget

In a market built around vacations, an apartment pool deck gets compared to a hotel pool deck. Residents expect cabanas, shade, lounge seating in groups, an outdoor kitchen that works, and a clubhouse that opens straight onto the water. Our hospitality work informs how we plan these spaces: arrival sequence, layered lighting, and furniture arranged for small groups rather than lined up in rows.
The difference is the operating model. A resort has staff resetting chairs and replacing cushions daily. An apartment community has a small maintenance team. We get the resort look with fewer moving parts: fixed shade where possible, cushions that dry fast and store easily, and finishes that hide wear between cleanings.
Commercial Interior Design in Orlando, Property by Property

The metro supports several property types at once, and each asks for different decisions.
- Garden-style multi family: a standalone clubhouse with leasing, fitness and a resident lounge, planned around the pool as the center of community life
- Student housing near a very large university: study rooms sized for groups, social spaces that hold up to heavy use, and unit furniture built for the yearly turn
- Build-to-rent: model homes that lease the product and a finish package repeated across every home, chosen so it can be reordered later
- Active adult: clubhouses that host clubs, classes and dinners, with comfort and lighting planned for residents who will spend real time there
- Hospitality: dining and lounge spaces where the room has to work for guests and for the staff who run it
New Residents, New Employers and a Busier Airport

The resident base behind those property types keeps growing. The Orlando Economic Partnership, citing new U.S. Census Bureau estimates, reported that the region added 37,690 new residents in the year ending July 1, 2025, reaching a population of 2,957,672. Employers are part of the reason. Siemens Energy announced in August 2025 that it would move its U.S. headquarters to Lake Nona, where it already has nearly 3,000 local employees, and in March 2025 United Airlines broke ground on a $315 million maintenance complex at Orlando International Airport.
That mix brings engineers, aviation technicians and corporate transfers into a market that already houses a large hospitality workforce. For owners it points to garden communities and build-to-rent homes that suit relocating households, active adult clubhouses for new retirees, and extended-stay product near the airport, all held to the resort standard residents bring with them.
Humidity, Mold and Material Choices

Moisture is the slow problem in Central Florida. Upholstery that holds water, particleboard near pool doors, and wallcoverings on exterior walls without breathable backing can all lead to odor or mold. We favor solution-dyed and performance fabrics, solid or properly sealed wood, metal frames with powder coat, and hard flooring at every door that opens to the outside.
Outdoor furniture needs the same scrutiny with more sun. Cushion cores should drain and dry quickly, and frames should resist corrosion near pools treated with chlorine or salt. Indoors, we ask the builder to run air conditioning before installation so furniture and flooring are not placed into a building that is still holding construction moisture.
Planning Deliveries Around Storm Season
Read more
Hurricane season affects interiors more than many owners expect. A storm can close roads, delay a final inspection or force a building to stay shut while it dries. We build the delivery plan with that in mind. FF&E is received, inspected and held at our Southern California warehouse until the site is ready, then shipped as a consolidated load and installed by local crews with our designers present.
Holding product until the building is dry and secure protects it from damage in a half-finished space. When a storm shifts the schedule, we move the ship date instead of sending furniture into an unready building. Outdoor pieces get a storage plan too, so the on-site team knows where everything goes when a storm is forecast.
Questions
How do you deliver commercial interior design in Orlando from California?
Design and selections come from our Irvine studio, and the majority of our projects are outside Southern California. FF&E moves through our own receiving warehouse, then ships to the site and is installed by local crews with our designers present. We have completed work in Florida, so an Orlando project follows a route we have already run in the state.
Do you design hospitality spaces in Orlando?
Yes. Hospitality is one of our core property types, alongside multi family, student housing, senior living, active adult and model homes. In Orlando, that experience also carries into apartment amenities, where residents expect a resort feel.
What materials hold up best in Orlando humidity?
Performance and solution-dyed fabrics, sealed or solid wood, powder-coated metal and hard flooring at exterior doors. Outdoor cushions should drain and dry quickly. Running air conditioning before installation protects everything that goes in.
What happens if a hurricane delays the project?
We keep FF&E at our warehouse until the building is ready, then adjust the ship date. Nothing goes into a building that is still wet or unsecured.
Do you work on build-to-rent and active adult communities?
Yes. We design model homes, clubhouses and amenity centers for build-to-rent, and clubhouses and models for active adult communities. Finish packages are chosen so they can be repeated and reordered.
Can we start with a small scope?
Yes. A furniture refresh, a single amenity room, a rendering, finish selections or photoshoot styling are all reasonable first projects.
