Research Triangle Multi Family and Housing Interior Design

Research Triangle multi family demand is being driven by pharmaceutical and life sciences manufacturing in Durham and Wake counties, which brings skilled plant staff, engineers and relocating professionals who all need a place to live. The apartments, rental houses, extended-stay rooms and senior communities rising across Raleigh-Durham need interiors planned for those residents and for the pace of lease-up.

North Carolina is one of the states where Level Up Interiors has completed work. For Raleigh-Durham owners, we bring an Irvine design studio, our own Southern California receiving warehouse and installation partners across the country.

Raleigh-Durham's pharmaceutical build-out, from crews to plant staff

In December 2025, Novartis broke ground on expanded pharmaceutical manufacturing facilities in the Research Triangle as part of a $771 million investment in Durham and Wake counties that the state says will support more than 700 new jobs. A groundbreaking sets housing demand in motion in a particular order. Construction trades arrive first and need short-term furnished places to stay, which is when extended-stay hotels feel the pressure. Permanent plant staff follow, and they sign apartment leases, rent houses and eventually buy.

That sequence matters to an owner planning interiors. A building that opens during plant construction may lease partly to crews and corporate tenants on furnished terms, then shift toward long-term residents who arrive with their own furniture. Planning for both from the start, with a furniture package that can later move into a model unit or an amenity space, keeps the operator from buying twice.

Holly Springs hiring and the suburban Raleigh-Durham housing it feeds

Genentech announced in May 2025 that it planned to build a $700 million manufacturing facility in Holly Springs and employ 420 people. Hiring like that pulls renters toward the suburban edges of the metro, where garden-style and wrap apartments, build-to-rent communities and new-home neighborhoods are the common formats.

Raleigh-Durham housing in the suburbs competes on different terms than downtown product. Residents drive, so the amenity package has to justify itself without a walkable neighborhood around it: a clubroom that works as a shared living room on weeknights, fitness that opens early for people on plant schedules, a package room sized for real volume, and shaded outdoor rooms for long, humid summers. Build-to-rent residents choose the yard and private entry of a house, and the amenity center has to give them a reason to step out of it.

Research Triangle Multi Family interiors for Raleigh-Durham's technical workforce

Engineers, scientists and plant technicians tend to judge a building on whether it works. Interiors that land with this renter are clean and practical, with daylight from tall windows, task lighting where people actually sit and storage that is planned rather than left over. A warm Piedmont palette of oak and walnut tones, brick and painted brick keeps that practicality from feeling sterile.

A few decisions come up on almost every apartment project in this market.

  • Coworking or clubroom: residents who split time between the plant or office and home may value quiet booths and a bookable meeting room more than another lounge.
  • Unit finishes: a quieter, neutral unit palette leaves room for residents' own furniture, while amenity spaces can carry more color and character.
  • Wear during lease-up: hallways, amenity floors and furnished units take more abuse during move-ins than a spec sheet suggests, so we weigh wear ratings against how each room should feel.
  • Indoor-outdoor rooms: porches, patios and pool-side lounges carry much of the leasing story in this climate, so outdoor furniture and fabrics need to handle sun and humidity.

Raleigh-Durham build-to-rent, model homes and senior communities

The same growth that fills apartments also sells houses and fills senior communities. New-home neighborhoods in the suburbs sell through model homes, and a model here should show the home office, the mudroom and the porch, because those are the rooms a relocating buyer is trying to picture. Where buyers choose finishes in a design studio, edited selections that look good together make decisions easier than a wall of options.

Build-to-rent communities sit between apartments and for-sale homes: houses that turn like apartments. Their finish packages need floors, paint and fixtures that a maintenance team can repair quickly between residents, and an amenity center that doubles as the leasing office.

Senior and active adult housing follows the same suburban growth. Those interiors put light levels, contrast at floor transitions, seat heights and clear wayfinding first, and the common rooms still need to feel like somewhere residents want to spend an afternoon.

Raleigh-Durham openings backed by a Southern California warehouse

Most of our projects are outside Southern California, and the delivery model is built for that. Design comes out of our Irvine studio, and our designers fly in when a choice has to be made in the room itself.

FF&E procurement is the part of the work where distance would otherwise show. Every order is routed first to our own receiving warehouse in Southern California, where it is checked against the purchase order, inspected so damage is caught before it reaches the site, and stored until the building is ready. Product then ships east on a delivery plan tied to the construction calendar, installation partners across the country supply the crews, and our designers come out to set each room to the plan.

The same structure suits smaller assignments. An owner can bring us a single clubroom refresh, a rendering for an approval, finish selections or styling for a lease-up photoshoot.

Questions

What is behind Research Triangle multi family demand?

Pharmaceutical and life sciences manufacturing is a major driver. Novartis broke ground in December 2025 on expanded manufacturing facilities in Durham and Wake counties, and Genentech announced plans for a manufacturing facility in Holly Springs. That work brings construction crews first, then skilled plant staff, engineers and relocating professionals.

Have you completed work in North Carolina?

Yes. North Carolina is one of the states where we have completed work. The majority of our projects are outside Southern California, and a Raleigh-Durham project would run on the same structure as our other out-of-state work: design from Irvine, receiving at our own warehouse and installation partners nationwide.

Should a Raleigh-Durham property furnish some units for corporate tenants?

It can make sense during plant construction and start-up, when crews and relocating employees need short-term housing. The trade-off is ongoing: furnished units need a storage plan, a replacement budget and a reset routine between residents. A defined block of furnished units, with a package that can move into models or amenity spaces later, limits the risk if demand shifts.

What finishes suit the Raleigh-Durham climate?

Hot, humid summers and a long green season favor moisture-tolerant flooring at entries and pool areas, performance fabrics on amenity seating and outdoor furniture that dries quickly. Inside, oak and walnut tones, brick textures and generous daylight fit the Piedmont setting and age well.

When should a Raleigh-Durham owner bring in an interior designer?

Early enough that furniture and finish decisions shape the plan instead of reacting to it. On a ground-up building that means while the plans are still being drawn, so outlets, lighting and millwork land where the furniture layout needs them. FF&E ordering is then timed against the construction schedule so product arrives when rooms are ready.
