Comp Walks and Property Assessments in Chicago
A multi family comp walk in Chicago is a structured tour of competing properties, paired with an assessment of your own building, so interior decisions are made against what renters can actually see across the market. In a 2026 report, Avison Young ranked Chicago seventh among the country's data center markets, and the city itself has 39 data centers. That build-out draws trades crews and, later, operations and technical staff who rent while they work, and it changes which properties compete for the same households.
We run the walk as a national team based in Irvine, with our own Southern California receiving warehouse and installation partners across the country. Illinois is a market we are ready to serve, and the walk is how we learn a metro one building at a time.
Reading the Chicago competitive set on foot

Listings and brochures tell you what a property wants to be. Standing in the lobby tells you what it is. On a Chicago walk we tour the communities your residents would cross-shop, from garden-style and wrap buildings in suburban job centers to mid-rise rentals in redeveloped office campuses and mature inner-ring suburbs.
The set keeps moving. In July 2026 the Village of Minooka published a data center fact sheet and FAQ that refers to an approved Equinix data center in the village, which is one more reason renters may be looking at communities well outside the city limits. We choose the comparison properties with you, then read them the way a prospective resident does.
- How the entry sequence handles salt, slush and wind before a resident reaches the lobby
- Layered lighting in common areas during a long gray winter afternoon
- Which amenity rooms look used and which look staged
- Finish wear in the places residents touch most
- Where newer suburban communities borrow brick, limestone and darker metals, and where they do not
Assessing your own Chicago building

The second half of the walk turns inward. We go through your property with the same eyes we brought to the competition: arrival, leasing area, corridors, amenity rooms, furniture condition and the finishes that carry the most traffic.
Older Chicago stock often has real character in masonry and millwork, and the assessment separates what is worth protecting from what is simply tired. Heavy heating seasons and lake-driven humidity swings are hard on flooring, upholstery and wall surfaces, so we note how each finish has aged rather than assuming a uniform refresh.
When Chicago owners and builders order a property assessment

The usual trigger is a decision about to be made. An owner is weighing a renovation of an occupied building and needs to know where it falls short of new supply. A builder is writing the interior brief for a new community and wants to see what the neighboring product offers. An operator of an extended-stay or workforce-oriented property near a project site wants to understand what rotating crews and technical staff expect to find.
Buy it early. A walk before drawings begin costs the project nothing in rework, and a walk after lease-up softens tells you what the market is doing that you are not.
What a Chicago comp walk delivers
Read more
You receive a photo-documented record of every property visited, a side-by-side read of how your building compares, and a short list of priorities ranked by how much they matter to a renter making a choice. It reads as a working document your team can mark up, not a presentation to admire.
From there the findings feed whatever comes next. If the answer is a scoped refresh of common areas, they become the brief for renovation design. If the answer is a new community, they become the starting point for the concept. Either way the decisions that follow are tied to comparisons you have seen.
Questions
What is a multi family comp walk in Chicago?
It is a guided visit to competing properties in the Chicago area, followed by an assessment of your own building. We record what residents see on arrival, in common areas and in amenity spaces, then compare. The result is a ranked set of interior priorities.
Do you assess only existing buildings?
No. Developers and builders of new communities use the walk to see what the surrounding product offers before the interior concept is set. Owners of existing buildings use it to decide where a renovation should spend first.
Why does the data center build-out matter to a comp walk?
New data center campuses bring construction crews and later technical staff who rent while they work, which shifts demand across garden-style, mid-rise and extended-stay product. The set of properties competing for those households is wider than the city alone, so we choose comparisons with that in mind.
Can you do this from Irvine?
The walk itself is on site. Our team is based in Irvine and travels to the property, and the written findings come back in a form your team can use without us in the room.
