Multi Family Interior Design in New York

Multi Family interior design in New York is the work of making rental buildings with tight floor plates and small units feel generous and hold up to daily wear. The New York City Comptroller estimated in August 2026 that citywide market rents were roughly 35% above pre-pandemic levels as of July and up nearly 6% from 2025 levels, and renters paying that much look closely at finishes, storage and shared rooms.

We design and furnish apartment interiors for mid-rise and high-rise rentals and for converted office buildings, working from our Irvine office with the owner's team wherever the building sits. We have completed work in New York.

Lobbies and clubrooms for New York apartment buildings

Prewar brick, limestone and Art Deco lobbies set the expectation in this city, and a new rental building is compared against them the moment a prospect walks in. A lobby in a mid-rise or high-rise has to do several jobs in a small footprint: package handling, a seating moment, a clear route to the elevators and a first impression that matches the rent.

We draw on brownstone detail, industrial loft materials and Art Deco proportions without turning a lobby into a pastiche. Stone, metal and warm wood in the right ratio read as established. The clubroom upstairs then gets the softer layer, with upholstered seating, lamps and rugs, so residents have a place that feels like an extension of home rather than a corporate lounge.

  • Package and concierge zones planned with the furniture, not around it
  • Seating that works for a short wait and a long evening
  • Lighting that flatters stone and metal after dark

Small units and long winters in New York Multi Family design

In a compact apartment, every piece of furniture and every finish has to earn its place. Storage drives the plan first, followed by natural light, then durability. Built-in or wall-hung storage, pieces with hidden capacity and mirrors set to carry daylight deeper into the room all help a small unit read larger on a tour.

Winters are long and cold and summers are hot and humid, so entry floors, vestibules and corridors take salt, slush and moisture. Resilient flooring and layered textiles solve both ends of the year: they warm a room in January and still clean up in August. Model units get the same discipline. A furnished model that shows a real desk, a real dining spot and a closet that works sells the plan better than a staged room with too little in it.

Fitness, coworking and corridors in New York high-rise rentals

Employment in New York City's securities industry rose to 207,400 jobs in 2025, according to the Office of the New York State Comptroller. A workforce of that size is part of the renter pool, and coworking rooms, phone booths and quiet lounges carry real weight in a rental building here. We lay them out so a call in one corner does not intrude on a laptop session in another.

Fitness rooms in vertical buildings are usually tight, so equipment placement, flooring and acoustics matter more than square footage. Corridors, often the least discussed space, are where a floor of identical doors gets its character: color, lighting, wall protection and floor transitions that read consistently from the elevator to the unit.

Office-to-residential conversions in New York Multi Family projects

Demand for converted office-to-residential buildings sits alongside new mid-rise and high-rise construction, and the interior challenge is different. Deep floor plates and fixed window lines mean that light, circulation and amenity placement are decided early. We work with the owner's architect and contractor on how common areas meet the units, then specify furnishings that suit the building's proportions, since a furniture package sized for a new tower can overwhelm a converted floor.

Questions

How is multi family interior design in New York different from other markets?

Floor plates are tight, units are small and the weather swings from cold winters to hot, humid summers. Storage, natural light and durable finishes drive the plan, and shared spaces have to earn their area. Renters also compare new buildings against prewar lobbies and detailing, so the entry sequence matters.

Can you design for a building that is not in California?

Yes. A New York rental building fits how we usually work, since most of our projects are outside Southern California and we have completed work in the state. We manage procurement through our own receiving warehouse in Southern California and coordinate delivery and installation with installation partners across the United States.

Do you work on a single amenity room or a furniture refresh?

Yes. A clubroom, a lobby, a fitness room or a corridor refresh is a reasonable scope on its own. Owners of older buildings often start there before taking on a larger renovation.

What do you need from the owner to start?

Plans of the building, a target renter profile and the amenity program are enough to begin. If the building is a conversion, early drawings of the floor plates and window lines help us set furniture scale and circulation.
