Commercial Interior Design in New York
Commercial interior design in New York often means renovating a lobby, lounge or fitness room in a building where people still live, work and receive packages every day.
Level Up Interiors counts New York among the thirteen states where it has completed work. The scopes we are ready to take on here run from occupied renovations in the city and amenity packages in new towers to multi family in the suburbs and the Hudson Valley and senior living outside the five boroughs.
Working Around Residents Who Never Leave

A common-area renovation in an occupied building is really two projects: the design itself and the plan for keeping the building livable while it happens. Residents still need a path to the mailroom, the elevator and the front desk. The lobby may need to stay partly open. Noise and dust have to stay inside defined hours and zones.
We start with a phasing plan that the property manager can share with residents. Spaces are closed in a sequence that keeps essential functions running, temporary furniture fills gaps when needed, and finished rooms reopen one at a time. The design choices follow from that plan: modular pieces that fit through a standard door, finishes that can be installed quickly, and lighting that can be swapped without major ceiling work where the budget does not allow it.
Why New York Owners Keep Reinvesting in Common Areas

Rents explain much of it. The New York City Comptroller estimated that citywide market rents were roughly 35% above pre-pandemic levels as of July 2026, and a renovated lobby or lounge is part of how a building holds its position at those prices. Employment in the city's securities industry reached 207,400 jobs in 2025, the highest level since tracking began in 2000, and many of those workers rent in amenity-rich towers. New supply is coming too: the City of Yes housing plan approved in December 2024 is projected to produce roughly 82,000 new homes over the next 15 years, adding buildings that will compete for the same renters.
Building Rules, Freight Bookings and Loading Windows

Every building has its own rulebook, and the install has to follow it. We plan around the details early so nothing stalls at the curb.
- Insurance paperwork submitted to management before the first delivery
- Freight elevator reservations, padding and protection matched to the delivery list
- Loading windows that respect street rules and the hours set by the building
- Carton labeling by floor and room so crews spend elevator time placing, not sorting
- Debris removal planned as carefully as the delivery, so packing material leaves the same day
Renderings That Win Board and Ownership Approval
Read more
In co-ops, condos and institutionally owned rentals, a design does not move forward until a board, an asset manager or an ownership group agrees to it. Mood boards rarely carry that meeting. Realistic photo renderings do, because a decision maker can see the actual lobby with the actual furniture and light.
We prepare renderings and, when helpful, short video walkthroughs that show the before and after side by side. A rendering is also a scope we welcome on its own. Some New York clients bring us in only to visualize a renovation for an approval vote, then continue with documents and procurement once the board says yes.
Commercial Interior Design in New York Towers, Suburbs and the Hudson Valley
Read more
New towers in the city carry an amenity program that must justify its square footage: a resident lounge, coworking, fitness, a children's playroom, a rooftop. We plan each room around how often it will actually be used and how it will look when it is.
Outside the city, the work changes. Suburban and Hudson Valley multi family tends to be garden-style or mid-rise, with a clubhouse at the center of resident life and seasonal weather that affects entry design, mud control and outdoor furniture storage. Senior living communities outside the five boroughs need warm, residential interiors with clear wayfinding, supportive seating and family-friendly visiting spaces. In each case, FF&E is received and inspected at our Southern California warehouse, then delivered and installed by our installation partners in the region.
Questions
Do you offer commercial interior design in New York for occupied buildings?
Yes. Renovating lobbies, lounges, fitness rooms and other common areas while residents remain in place is a core part of our New York work. We plan phasing with management so essential spaces stay usable throughout.
Has Level Up Interiors completed work in New York?
Yes. Our completed projects include New York, although the photographed portfolio features projects in California, Arizona and Alabama.
Can you produce renderings for a co-op or condo board presentation?
Yes. We create realistic photo renderings and video walkthroughs that show the proposed design clearly. Many boards find it far easier to vote on a rendering than on a sample board.
How do you manage deliveries in a building with strict move rules?
We collect the building rules up front, book freight time and loading windows, and submit insurance paperwork before anything ships. Product is consolidated at our warehouse so the building receives organized deliveries labeled by room.
Do you design senior living communities outside New York City?
Yes. We design independent living, assisted living and memory care spaces with residential warmth, clear wayfinding and furniture chosen for comfort and safety.
