Commercial Interior Design in Houston
Commercial interior design in Houston means specifying interiors that hold up to a humid climate and a long storm season while still winning tours, filling seats and photographing well. Texas is one of the states where Level Up Interiors has completed work, and we run Houston projects the same way we run every project outside Southern California: design and documents from our Irvine studio, furniture staged and inspected in our own warehouse, and designers on site for the install.
Below is how we think about Houston multi family, hospitality and amenity dining, and what changes when the building is occupied and the schedule is short.
Materials That Survive Houston Humidity and Storm Season

Houston asks more of a finish schedule than most markets. Moisture in the air finds its way into lobbies, fitness rooms, pool buildings and any amenity that opens to a courtyard, and it works on furniture and finishes slowly. Veneers lift, low-grade particleboard swells at the edges, metal hardware spots, and textiles that would be fine in a dry climate hold odor and mildew.
We select for that from the first mood board. Solid or sealed substrates on case goods, powder-coated or marine-grade metal where a piece lives near water, performance fabrics with a moisture barrier on seating that gets wet swimsuits and sweat, and flooring that tolerates tracked-in rain at every entry. Outdoor and covered-outdoor furniture is specified as a separate category with its own frame, sling and cushion standards, because a Houston breezeway is an outdoor room for most of the year.
Storm season adds a second filter. Pieces near large glass get weighted or anchored, loose decor is edited down in rooms that may need to be cleared quickly, and we favor finishes that can be wiped, dried and returned to service rather than replaced after a wet week.
- Sealed or solid substrates on every case good in a humid or wet zone
- Performance textiles with moisture barriers on pool, fitness and lounge seating
- Entry flooring and mats sized for real Houston rain, not a light drizzle
- Covered-outdoor furniture specified to an outdoor standard, not an indoor one
Garden-Style and Mid-Rise Communities Across the Metro
Read more
Much of Houston's rental housing is spread out: garden-style communities with multiple buildings around courtyards and pools, and mid-rise wraps near the inner loop and the employment centers. The two types need different interior strategies.
In a garden-style community the leasing office and clubhouse carry the whole first impression, because a prospect sees them before any apartment. We plan that building as a single tour path, from the parking arrival through the leasing desk, the club room and the pool deck, so the amenity story reads in one walk. Repeated finishes across several buildings are kept to a tight palette so maintenance teams can stock replacements and the community still feels like one place.
In a mid-rise the amenities are often stacked and sometimes split between floors, so wayfinding, lighting and material cues do the work that a courtyard view does in a garden community. Rooftop and pool-level rooms get the same humidity scrutiny as a ground-floor space, with the added question of how furniture reaches the floor and whether the freight elevator and door swings will accept the pieces we want to specify.
Hospitality Interior Design in Houston Dining and Amenity Venues

Hospitality interior design in Houston overlaps more with multi family than it does in many cities, because the resident dining and bar spaces in a new community are planned like a small restaurant. Seating counts, acoustic treatment, a bar or coffee program that staff can actually run, and lighting that moves from daytime coworking to evening events are the same decisions a hotel or restaurant operator makes.
For hotel and restaurant work we start with the operating plan: how food moves, where servers stand, what the room looks like at the slow hour and at the peak. Then we build the finish and furniture package around durability for the climate and the cleaning regimen the operator will use, so a dining chair that looks right on the rendering still looks right after a year of Houston summers and daily wipe-downs.
Renovating Occupied Buildings on a Short Clock
Read more
Many of the requests we see in markets like Houston are renovations: a clubhouse that dates the property, a leasing office that loses tours to the new community down the road, a hotel lobby between brand cycles. The building is full, the owner wants the space back fast, and nobody wants residents stepping around pallets for a month.
We plan these in phases that keep part of the amenity open whenever possible, sequence construction so finishes cure before furniture arrives, and hold the furniture in our warehouse until the room is truly ready. The install itself is scheduled as a short, dense window with our designers on site, so placement, styling and the punch walk happen in the same visit and the room reopens with the art hung and the packing material gone.
Inspected in California, Delivered to Houston

Our FF&E procurement for Texas projects runs through our own receiving warehouse in Southern California. Every piece is unboxed, checked for freight damage and finish defects, photographed and reshelved before it is consolidated for the trip to Houston. Problems are caught while the vendor is still easy to reach and a replacement can be ordered without touching the install date.
From there we coordinate a consolidated delivery with our installation partners in Texas, timed to the site's readiness rather than the vendor's convenience. For a Houston owner that means one truck arriving when the building can take it, not a dozen partial shipments landing on a loading dock in the heat with no one to inspect them.
Questions
Do you offer commercial interior design in Houston if your office is in Irvine?
Yes. The majority of our projects are outside Southern California, and Texas is one of the states where we have completed work. Design, documentation and procurement run from our Irvine studio, and our designers travel for site walks and the installation.
Which Houston property types do you take on?
Multi Family communities, both garden-style and mid-rise, are the core of our work, along with hospitality dining, hotel public areas and resident amenity venues. We also take smaller scopes such as a single clubhouse refresh, a leasing office, finish selections or a set of renderings.
How do you handle Houston humidity in furniture and finish selection?
We specify substrates, metals, textiles and flooring with moisture in mind from the start, treat covered outdoor areas as true outdoor rooms, and avoid finishes that cannot be wiped and dried after a wet stretch. Those choices are written into the specifications so a substitution later has to meet the same standard.
Can you renovate an amenity space while the building stays occupied?
Yes. We phase the work so part of the amenity stays open where possible, hold furniture in our warehouse until the space is ready, and run the install as a short window with designers on site so the room reopens finished rather than half-placed.
Why ship furniture to Houston through a California warehouse?
Receiving and inspecting every piece ourselves lets us catch freight damage and finish defects before anything heads to Texas, while the vendor is still easy to reach for a replacement. It also lets us consolidate many vendors into one coordinated delivery timed to the site instead of a stream of partial shipments.
What is driving interior work in Houston right now?
The Census Bureau reported 126,720 added residents in a year, so demand for housing and amenities is deep. Northmarq counted roughly 14,100 apartment deliveries in 2025, down 45%, which leaves existing communities less new competition and puts more weight on renovation. Port Houston's record 4,303,345 TEUs also keep freight busy, so we build slack into delivery dates.
