Clubhouse, Leasing Office and Amenity Design in Miami
Clubhouse interior design in Miami is the planning of the shared core of a rental community: the entry, the leasing office, the coworking and fitness rooms and the outdoor spaces around the pool. In a market where suburban garden-style and wrap communities compete with urban towers, the clubhouse is where a prospect decides whether to keep touring. We design and furnish these spaces from our Irvine office, and Florida is one of the states where we have completed work.
The tour path through a Miami clubhouse

A tour should have a sequence. Prospects arrive, are greeted at the leasing desk and are then walked through the spaces that sell the lifestyle before they see a unit. The route should be short, legible and well lit, with the strongest room placed where the tour naturally slows. Planning the path early lets the furniture layout, signage and lighting support it.
Miami's housing mix includes mid-rise and high-rise apartments and condominium-style rentals in the urban cores, and garden-style and wrap rental communities in the suburbs. In a tower, the amenity floors serve as the clubhouse and the lobby becomes the leasing entry. In a suburban community, the clubhouse stands alone as a building. Each calls for a different tour path.

The leasing desk should feel welcoming rather than transactional, with seating for a real conversation and a clear spot for packages and resident questions. A good leasing office also shows the community's taste, since it is the first room prospects judge.
Coworking matters in a metro with this much employer activity. In March 2025, Kandji announced the opening of its new East Coast headquarters in Miami, and residents who work from home part of the week want more than a table. They need power, quiet, good light and a private room for calls. Shared tables, lounge seating and acoustic control let one room serve different working styles. Remote and hybrid work shapes this room. Kaseya's announced Miami-Dade expansion of 3,400 new direct jobs, plus Kandji's East Coast headquarters, signals a tech workforce that treats a clubhouse coworking room as a daily office. Phone booths, a long shared table and reliable power matter more than decor. Logistics employees at the airport, where cargo hit a sixth straight record in 2025, keep irregular hours, so a fitness room and lounge that stay useful late in the evening earn their space.

Miami pool-side furniture and outdoor rooms in sun and salt air

Outdoor rooms are central to a Miami amenity package, and they are the hardest on furniture. Intense sun, humidity, salt air and hurricane season shorten the life of anything not selected for them. Frames should be corrosion-resistant, cushions and fabrics fade-resistant and quick-drying, and lighter pieces secured or stored ahead of storms. Shade is design too: cabanas, pergolas and umbrellas make a pool deck usable at midday.
Layout matters as much as material. Groupings that serve different party sizes, with some seating at the water, some in shade and some near an outdoor kitchen, let the deck work for different residents at once.
Fitness and social rooms that earn their space in a Miami amenity package

Fitness rooms should be planned around how residents train. Flooring, mirrors, ventilation and storage for mats and weights are specification issues, and humidity makes ventilation and flooring choice more important. Social rooms succeed when they offer a reason to come: a kitchen, a game area, a lounge with a view. Rooms that try to do everything often do nothing well, so each should have a clear purpose and furniture to match.
We furnish clubhouses from our Southern California warehouse, with designers on site at install. A single amenity room or leasing office is a workable scope.
Questions
What does clubhouse interior design in Miami include?
It includes the entry, leasing office, social rooms, fitness and coworking spaces and the outdoor areas around the pool, along with the furniture, lighting and finishes in each. The tour path through them is planned as part of the design.
How should a leasing office be designed in Miami?
It should be welcoming, with seating for a conversation, good light and a clear view of the clubhouse so prospects can see what comes next. Durable finishes at the desk and entry handle constant traffic and Miami humidity.
What outdoor furniture holds up in Miami?
Corrosion-resistant frames and fade-resistant, quick-drying fabrics are the starting point. Pieces should also be easy to secure or store before storms.
Can you design just the clubhouse or one amenity room?
Yes. A clubhouse, a leasing office or a single amenity room can each be a standalone scope, and Florida is one of the states where we have completed work.
